introduction

24H>architecture

On 01.01.01 Boris Zeisser and Maartje Lammers founded 24H>architecture in

Rotterdam, the Netherlands.
Maartje Lammers was born in 1963 and graduated from Technical University of Delft
in 1988. Boris Zeisser was born 1968 and graduated from Technical University of Delft
with honourable mention in 1995.
Before starting their own office Boris Zeisser and Maartje Lammers worked in several
well-known architectural offices like (EEA) Erick van Egeraat associated architects,
Mecanoo and the Office for Metropolitan Architecture (Rem Koolhaas).
Since its inception 24H>architecture has been involved in various sized projects.
Recently a number of projects have been realized, among which are the Ichthus
Academy in Rotterdam, a kids den and ecological school in Thailand, the interior for two
Youth Hostels in London, the Dragspelhuset at vre Gla, Sweden, several exhibitions,
the office of Rijkswaterstaat in Assen and various housing projects in Nieuw Vennep,
Hoogvliet and Hoofddorp along with the refurbishments of a former spinning mill into
offices in Enschede.
The 12 people strong international team of 24H currently work on a broad scope of
design tasks: several housing projects in Cadzand, Domburg and Rotterdam, several
schools, an environmental education centre, a saltstorage building and eco resorts in
the Caribbean and Morocco.

24H>architecture

24H goal is to find the hidden layers of each commission. Next to program and site, these undiscovered layers
make the answer to each design. By working with various themes guiding the design process, a broad spectrum of
non-architectural solutions is found.

The

Matrix Innovation Centre in Amsterdam

intended to refresh their atrium spaces of their 3 office
buildings in the Sciencepark, as they experienced with
the total development of the Sciencepark that their
buildings were outdated.
The original atrium spaces were non descript spaces
without character or atmosphere and therefore
functioned as transition spaces only.
The approach of the design is simple but at the
same time very effective. The walls are painted in a
barcode pattern that is inspired by the general logo
of Sciencepark. This resulted in outspoken color
schedule, all different based on parts of the spectrum
of the logo. The furniture is made as one continuous
sculpture that contains desk, lounge seating and
reading table, all made of curved rattan.
For the floors pressed bamboo floorboards were used,
to give the spaces a more home ambiance. Light
fixtures were specially made for the atrium, giant
spheres of woven bamboo strips.

In

the eastern part of the Netherlands where the

textile industrial used to flourish, a former spinning
mill is up for redeveloped.
The building dates back from 1911-1925, with all
sorts of additions and changes until the sixties.
The characteristic of the building is its simple and
straightforward form, with all sorts of utilitarian little
towers glued to the rectangular main form.
In the early 20th century this principle was well known
for spinning mills and textile factories in the UK and
the eastern part of Holland.
The conversion strategy was to make the original
concept visible again, with new utilitarian
contemporary towers connected to the main building.
Around these towers cloth is wrapped as reference to
the spinning history of the building.
After an organic intervention the perception and
possibilities of the factory building are changed
without destroying the buildings original identity.
Numerous workspaces will be created as satellites on
the inside of the building, while old and new access
towers will provide individual expression for the
companies inside.

PROGRAMM

1505 m2 offices

For Rijkswaterstaat, who are building and maintaining

highways, waterways and nature, 24H-architecture
designed the new districts head office along the
highway in Assen, The Netherlands.
The ambition of the client and the architect was to
create a sustainable building that explicitly shows
the identity of Rijkswaterstaat. The concept was
developed with the idea to represent their three core
activities and also integrate the typical ingredients of
the site:
The south facade of the building is brutally solid.
Through its mass and its horizontal openings, the wall
will block the heat of the sun and at the same time stop
the noise of the next door highway. The facade, made
of concrete and asphalt with lines and patterns, is an
abstract representation of a highway. As the rainwater
is directed from the roof over the facade, in time, the
facade will become green as moss and plants will start
growing. This way all 3 aspects of Rijkswaterstaat
(road, water and green) are represented in this facade,
that will develop in time.
At the north facade a light wooden construction
creates maximum flexibility and openness. This
facade and its wooden beams form the base for the
open layout of the office and the central void where
employees of Rijkswaterstaat can meet and exchange
knowledge; the social durability of the building. The
green roof terrace also provides the possibility to
gather.
The design team looked for the best integration of all
disciplines. All technical facilities are integrated into
the prefabricated wooden walls and floors. This way an
effective building time as well as a maximum of space
is realized. The wooden floor will be directly used as
a ceiling and the air will flow through the Climalevel
system directly into the offices. With the Thermal
Energy Storage, solar panels on the roof and the use
of fsc certified wood, the building gets a class A level
in the Greencalc calculation method and could also be
classified as a BREEAM Excellent building.

restaurant, garden

At the border of an english landscape park in the

city of Assen, an environmental education centre
will be developed for the municipality. The programm
includes offices, exhibition spaces, a restaurant and
facilities for the neighbouring childrens farm.
The ecological approach is visualized in the integration
of the surrounding landscape and the building,
mimimizing its footprint.
The northern part of the roof blends into an animal
field, while the southern part of the roof contains
theme gardens for visitors. These two green sloping
roofs meet at the top of the buiding, where the visitors
meet the animals next to the solar tower.
This tower functions as a look out tower, landmark and
provides the building of natural ventilation.
Natural energy sources are utilized like solar warmth
& power, cooling capacaties of the neighbouring lake
and bio mass of the childrens farm next door.

This 1875 building in the neighbourhood of historical

Kralingen has been renovated by 24H>architecture.
Originally built as a boys school and later transformed
into a community centre, it is transformed by 24H into
their own office and residence.
From the outside the building looks like a rare,
decorated white wedding cake that has been carefully
renovated. The interior however, -in a deplorable state
through various transformations over the years- was
stripped and entirely rebuilt. The office and residence
are split vertically from each other. The office,
occupying 2/3 of the volume consists of three large
spaces. All floors have their own individual quality,
the ground floor and first floor have high ceilings
with the historical ornaments whereas the attic has
an informal intimacy underneath the original wooden
roof construction.

ground floor

The house, occupying the other third of the building,

is also arranged over different floors with an extra
split-level from earlier interventions. In this area the
kitchen, dining and living are located. The sleeping
area for the family is placed on the upper floors.
The interior of the house is built up with various
natural ingredients. At the lowest level 24H designed
a kitchen with a black concrete countertop in two
different heights. All kitchen cabinets have handmade
zebrawood doors with handles from old French vine
stems.

first floor

In the living room extra light is brought in by organic

shaped openings in the load bearing wall. At the
boundary wall a 24H designed wallpaper with leaf
patterns and round family pictures, forming a leaf
shape, provides another natural touch to the house.
The green colour supports the cooking and dining done
in these areas. This wallpaper continues through the
house changing into autumn tones in the bedrooms.
The bathroom brings the theme of water to life; a
translucent curved wall defining the spaces for shower
and toilet, contains a collage of swimmers and fish.
Various pieces of Zebrawood create the Zebrawood
forest holding the panels for the washbasin and
shelves. The Heatwave, an organically shaped
heating element, designed by Joris Laarman, provides
together with the floor heating, the heating for the
bathroom.

made from crude steel with massive wenge treads.
Hand railings are made from birch branches and steel
wires.
