Mi Sm, IPM REALTY RESIDENT SELECTION CRITERIA All complete ap} ications ai processed and evaluated using the criteria set forth below. The following guidelines are established to ensure that each application is processed fairly. Applications are processed in the order they are received by IPM Realty. Incomplete applications will not be considered. vv All applicants 18 or older must submit a separate, fully completed, dated and signed residency application and fee. All applicants must provide proof of identity with picture identification. ‘Only the applicants named on the application may reside in the property. Co-signers are may be used in some instances if approved by the Landlord. The co-signer must complete a separate application, pay the fee and provide all relevant and required information. The co-signer is subject to approval/denial by Landlord Applicant(s) may be required to be approved by a condo/home owner's association and may have to pay an additional security or damage deposit ‘A $35 non-refundable application fee, per applicant, is required with the application before the application is. processed. The application fee for active duty military and spouse is $25 per person. ‘The accepted forms of payment for a residency application are cash, money order or credit/debit card (No personal checks). There will be a $3 processing fee added to credit/debit card transactions. Once the application(s) is approved, a $40 leasing fee and security deposit must be paid in certified funds along with a signed lease agreement. The property will not be taken off of the rental market until this criteria has been met. IPM Realty reserves the right to require a larger security deposit and/or additional pre-paid rent. IPM Realty requires a minimum 580 credit score and credit history must not contain judgements, eviction filings, collections, liens or bankruptey within the past year. Applicants must have a combined gross income of at least 3 times the monthly rental amount. Pay stubs for previous two months are required as income verification. Self-employed applicants must subrnit their most recent {ax retum or 1099 and two months of bank statements. Non-employed individuals must also provide verifiable proof of income. All sources of “other” income” must be verifiable if needed to qualify for a rental property. Criminal records must not contain convictions for crimes involving violence, assault or battery, drugs, firearms; felonies within the past 10 years or sexual offenses ever. In the even a record comes back “adjudication withheld or “adjudication deferred’, further documentation may be required and applicant may be denied on this basis. A minimum of 1 year rental history is required. Previous rental history reports from landlords must reflect timely Payments, sufficient notice of intent to vacate, no complaints regarding noise, disturbances or illegal activity, no Unpaid NSF checks and no damage to the unit or failure to leave the property clean without damage at time of lease termination. No pets (with the exception of medically necessary pets for the benefit of the occupant(s))of any kind are Permitted without specific written permission of landlord in the lease document, an addendum to the lease, a non- refundable pet fee acceptable to the landlord andlor an additional pet depositor additional security deposit. Fees and deposits are waived for medically necessary pets. The number of occupants must be in compliance with HUD standards/auidelines for the applied unit ‘Once an application(s) has been approved and IPM Realty has received a signed lease, required fees and security deposit a property can be held off of the market for no more than 2 weeks. If an applicant fails to take possession of the property and pay the required rent, applicant forfeits the deposit. > Prior to taking possession of the rental unit the following items are due: Full Security Deposit, $40 leasing fee, First full month’s rent and any applicable pet fees. These payments must be paid with cer cashier's check or money order. No keys will be provided until these payments are rec Realty Rental Department. > The security deposit is non-refundable. > Applicant has read the lease and all addendums and agrees to these terms and conditions, In the event any exceptions to our company’s criteria are made, additional security, co-signers andlor additional advance rent payments may be required. These requests for exception must be submitted in writing and are subject to approval/denial by landlord or agent of landlord. It is the policy of IPM Realty to report all non- compliances with terms of your rental agreement or failure to pay rent or any amounts owed to the credit bureau andlor collection agency and if the amount is disputed, it shall be reported as disputed in accordance with the law. Applicants represent that all statements submitted in the application are true and complete. Applicant authorizes verification of references and credit records. Applicant(s) is aware that a consumer report including information about credit history, personal characteristics and all public record information including criminal records will be made. Applicant agrees that false, misleading or misrepresented information may result in the rejection of the application and may be grounds for the immediate termination of lease , eviction with loss of deposits and any other penalties as provided by the lease terms and prevailing law.
