Convert air receiver blowdown drains from manual to timed solenoid or level trap.

Ensure compressor inlet air filters and point of use filters are clean

If risk of exposure to freezing temperatures- run compressed air through a desiccant


drier

Ensure driers are off when compressors are off.

Use data loggers to trend compressor run times.

Find and repair leaks.

Annually calibrate or replace critical sensors and transmitters for:

Outdoor air temperature & humidity

Return air temperature & humidity used for Free Cooling Control

Supply and return water temperatures that are used for control
Annually, ensure proper operation of:
Air handler unit dampers
Linkages
Relays
Transducers
Actuators for outdoor air, return air and exhaust air.

Stroke full open to full closed.

Make repairs if control not proper and/or if dampers dont fully open and
close.
Annually, ensure proper operation of:

Chilled water valves

Hot water valves

Steam valves

Linkages

Relays

Transducers

Actuators

Not leaking when commanded closed.

If you have Dual Pressure Thermostats for Day / Night operation, make sure night set
back is functioning.

Perform a more aggressive set back if possible (ie cooler in winter and warmer in
summer.)

For Pneumatic Receiver Controllers, make sure any resets are functioning.

Perform a more aggressive reset if possible (ie for a hot water temperature
controller, make cooler water at a given outdoor air temperature.)
