LEASE AGREEMENT

This agreement is made on 25th July 2007 between Manager, BikrampurTea Estate,
P.O.Chandranathpur, and Distt. -Cachar (Assam), Pin-788817, herein after called/referred to
First Party.
&
M/s Shiv - Vani Oil & Gas Exploration Services Ltd., having its registered office at F-213/C,
3rd Floor, M.B.Road, Lado Sarai, New Delhi-30, herein after called/referred to Second Party.
Whereas, THE FIRST PARTY ABOVE NAMED IS THE OWNER-IN-POSSESSION OF
OPEN LAND occupied by BikrampurTea Estate, P.O.Chandranathpur, Distt. -Cachar
(Assam),at NarainChera,P.O.-Bihara,Division-Khatighorha,Distt.-Chachar,Assam,total area
covered is 130mt.X50mt.
The Terms and conditions so agreed and mentioned as follows: 1) As the Second Party required the land for establishment of temporary portable explosive
magazine for the use of Oil & Gas exploration under supervision of ONGC Limited and to
make temporary Bamboo huts for the residential purpose for the security personals as well
as second partys staff.
2) The lease shall commence/shall be deemed to commenced from 24 th August 2007 and
subject to these present, for a period of 24 months with and option to extend for a further
period.

3) The Second Party agrees to pay an amount of Rs. 10,000/- (Rupees Ten thousand only),
positively within the first week of every month.
4) The premises shall be used only for the lawful purpose. In case of any damage to the
property by the Second Party, the same shall be repaired at their cost.
5) The Second Party shall not sublet the premises without written consent from the owner.
6) In case of extension of lease, beyond 24 months, the rent may be enhanced by 5% per
month for the next 24 months.
7) Second party to this agreement, if desired can terminate the agreement by giving onemonth notice in advance.
