Specification
Car with 4 seats;
The spatula requirements are not conveyed within the specification, as it is assumed the design will
be carried out by competent engineers.
As are the requirements listed below;
Operating space, Lagging requirement, ductwork and pipework flanges, fire dampers, access
hatches. Along with reasonable access to services staked above each other.
BIM modeller
Engineering knowledge and understanding is essential when producing a BIM model, otherwise
model is produced as follows.
Front 2 seats as near to the dash as possible. Rear seats directly behind the front 2 seat.
Resulting in a much smaller car, Client is happy with this as he believes there will be a cost saving
due to the length of the car being shortened.
Issue
Car cannot be driven as there is no room to operate in.
Model is a complete waste of time.
Additional cost required to put things right. Sometimes a mission in itself, if the plans have been
approved? As there is a reluctance to change the building layout. Equipment forced to fit.
On the assumptions from above, if buildings are being built on this proviso services become
extremely difficult to install. Ceiling void space, risers and plant rooms need to be sizes adequately
to fully incorporate the services.
Thought needs to be applied when designing access and maintenance within the model.
Example
College carrying out the modelling for a large amount of ductwork, was delighted to tell me that
within the one room you could not see the ceiling as the ductwork covered the whole space. The
ductwork was 3 layers deep. When I enquired how you clean maintain the top set of ductwork. His
response was that access hatches had been installed through the duct work to gain access to the one
at the top.
He felt this was an acceptable solution?
Shoehorning services in on paper does not give a true representation of conditions and the
restrictions on site.
