-Enhance the physical quality and character of Melbournes streets, lanes and
CCZ
form through sensitive and innovative design.
-Improve the experience of area for pedestrians.
-Provide sanctuary, visual pleasure and a range of recreation and leisure opportunities.
Building Design
-Align to street patterns and to respect the continuity of street facades.
-Retain Views into and out of CCZ and vistas to important civic landmarks.
-Maintain traditional and vertical rhythm of Melbournes streetscape.
-Encourage buildings with wide street frontages to be broken into smaller vertical
sections.
-Emphasis the corner
- Max plot ratio 12:1
- Towers podium height 35-40 m except where a different parapet height already
exists.
-Podium to be set-back at least 10m
-Towers should be well space, adequate sun penetration at street level
FACADES
- Encourage facade to respect the rhythm, scale, architectural features, fenestration, finishes, colour of existing streetscape.
- -Discourage replication
- -Encourage detail that engages the eye of the pedestrian
- All visable sides should be designed
- Blank walls should be avoided.
- Address both street frontages on a corner site.
- Services should be screened from public areas

- Signs integrated into the architecture


- Roof profiles to contribute to architectural quality of city skyline
- Attachments should be designed
PROJECTIONS
- Projections should not adversely affect the service of laneways.
- Clearance of 5m from any public space
- Material as transparent as possible to reduce visual impact and max. sunlight penetration
- Floorspace should only be for movement purposes
- Open balconies, canopies, projecting cornices should not over hang lane
ways, unless;
- Follow a local pattern, contribute positively, are discreet, provode evidence
of the buildings occupation.
