Living your Dream and Prosperity

The real estate market is changing so much daily it is often times difficult to keep
up especially if you work in more than one market. The mortgage origination
market is also changing daily. Origination is now an educated career and the
mechanic and the door man can no longer get into it unless he/she has completed
the required educational courses.

If you are thinking of becoming a loan originator you need to log in to the NMLS,
website, http://mortgage.nationwidelicensingsystem.org/Pages/default.aspx.
Most of the States are now on board and HUD is the hall monitor for all states. In
other words it is HUD’s responsibility to ensure that all state has a SAFE policy and
procedures. Please see my previous blog entry about what SAFE is. See
http://eddieedwardsblog.com for information on the SAFE act.

Back in 1986 there was never any heard of terms that are in the news constantly
today; Short sale, Deed in Lieu of foreclosure and bulk REO purchase to name a
few. Now these are like common words like and, and, to. Short sale was never a
complicated task then often time one would get the property under short sale
contract, taking the task of evicting the previous owners. But the time line was
very short back then. With the influx and the indecisions of the market by lenders,
servicers and investors it has become a virtual nightmare. Hopefully the New
HAFA program will change all this and make the short sale process smoother.
HAFA stands for Home Affordable Foreclosure Alternative. I did a piece on my
blog on the contents of this; see http://eddieedwardsblog.com, for the full article.

Despite what is happening in the markets it is still a lucrative market for money to
be made by the real estate agent and real estate investors. Market conditions
have retrenched many. The mechanic, the door man and the one sale home
sellers who saw the commission check that real estate agents collected who came
into real estate wearing rose colored glasses are now gone. They never had any
heart and dedication for the craft but were in it because of dream chasing without
persistence. Dream chasing without determination and persistence will only end
in fatigue and ultimate failure.
Home prices continue to fall and will soon find a leveling field, because everything
that comes down must go back up, although it might be a hard fit but survival is
the key that open the doors to success.

The competition is no less than what it was three years ago. Only courageous and
dedicated agents are left and they are struggling to keep their career alive. Do not
give up hope because the market will not remain this way forever. We are seeing
changes that will allow agents to survive. Do not forget that, we plant tree under
whose shade we do not expect to sit, as this is the true meaning of life. Survival in
real estate is all about farming and farming and more farming.

We are seeing prices are low, we are seeing that interest rates are low, we are
seeing an oversupply of REOs’, we have first time homebuyers tax credit, we are
seeing the virtual none construction of new constructions and many other
programs for us to us to market real estate.

The future of real estate sales now lies in the babies of the baby boomers
generation they are the ones who will make this market stable. These Eco
boomers numbers about 80 million, i.e. there are 80 million potential purchasers
between the ages of 20 to 31 years old, and who are going to start new families.

The United States Census for 2010 is in full effect and we will be seeing soon the
number of people who are occupying homes. It is always a great time to make
money all that is required is the proper mind set and forethoughts. Applying self
discipline, determination and persistent that is required to become a success.
Find your passion in real estate and you success will be there waiting for you.

Rebuild yourself, rebrand yourself, relearn yourself reach out to your clients that
you have in your data base and resell them. It is all within your to make this
market work for you.

Here is to living your dream and prosperity.
