PERVIOUS EMAILS

Hello everyone, I thought I'd email you all an update and confirm the details that I've given
you over the phone, so I apologise in advance if I'm repeating myself, but it's always good to
have something in writing.
I've spoken to the estate agent regarding Anne's 2nd house - 47 Russell Gardens, Golders
Green, London. NW11 9NJ. As you know she's happy for us to have 8 students living there.
The accommodation comprises of 2 singles and 3 twins and the prices will be 450 per
single and 350 per twin, plus utilities. My own house has 7 bedrooms and has 10 people
living in it as I'm a foster carer, my utility bills are 403 per month, so using that as an
approximation the utilities with be roughly a further 50 per month per student. It would also
be wise for us to take out contents insurance (buildings insurance is already covered by the
landlord), Michael Larcombe's dad Robin is kindly looking into prices for us and is also
looking into the cost of reconnecting the internet. I can't see this being much once it's divided
by 8. As the house will be full of students we will be exempt from paying council tax, there is
a form we need to fill in and Josh's mum Corrine is kindly finding out all the details. The
house also has 2 bathrooms and 3 toilets and has a washing machine, dryer, fridge freezer,
sofa, table and chairs. Anne has said that we can purchase beds from her for 25 each, they
are only a year old.
The landlord requires 1 months rent as a deposit which is returnable at the end of the lease, as
long as the house is left in good order. There is also a one off fee of 650 (81.25 per student)
payable to the estate agent for the setting up of the lease. The term of the lease will be 12
months. The cost of the lease is 2,816.66 per month, based on the prices quoted above ie; 2
@ 450 & 6 @ 350 it adds up to 3,000. I'm suggesting that the additional 183.34 per
month be given to the 'administrator' as a discount off their child's rent. I'll explain..... the
estate agent has said that they need someone to take ownership of the lease and collection of
rent monies as they don't wish to be in a situation where they are collecting rent from 8
different people. This means that someone needs to set up an account that we can all pay into
and organise the payment of all bills due as well as taking on the responsibility of the lease.
Bearing this in mind I think that it's only fair that they have a discount for this responsibility.
I myself with 10 in my house ranging from 2 yrs to 82 years will not have the time to do this,
there has been some interest expressed in this role, but please message me back if any of you
have the time and would like to take on this responsibility and let us know the financial
responsibility you would require from the rest of us.
I'm sure that you've all seen Anne's 'Terms & Conditions' and it might be wise to do
something similar ourselves and draw up and agreement of notice, payments etc. Robin is
phoning the estate agents tomorrow to find out what they need from us to finalise this and
guarantee our children's accommodation.
We have had 7 parents confirm places, we just need 1 more and we're there! Can anyone
think of anyone reliable, please ask your children. I do have a couple that haven't got back to
me yet and I know that Anne has a long list so I'm sure it will be filled shortly, but it would be
nice if one of our children's friends had the last place.
In order of confirmation;
1) Laura Walford
2) Georgia Roberts
3) Michael Larcombe

4) Joshua Lay
5) Mikey Barret
6) Rachel Dawson
7) Gregory Reid
Please let me know whether your child requires a single or twin room, if it's a twin, who
they'd like to room with.
Any comments or suggestions would be gratefully received, you can email me or ring
anytime on 01568 613933.
Many thanks
Isabel Walford.
