 Recommendation
OSAB recommends denial of Enchanted Hills
Preliminary Plats 1 & 2 based on the following:
1. Approximately 8 acres of open space on Arroyo 41A in the
Enchanted Hills Land Study are concurrently claimed in a
different Desert Springs Land Study as ponding.
2. Preliminary Plats are inconsistent with the original land
study changing the location and quantity of parks and open
space.
3. Ponding cannot be credited as Open Space.
4. Foundational Land Study would destroy arroyos
inconsistent with Subsection H (Preservation of Natural
Arroyos in Title 19), as no apparent health, safety, or
welfare concerns are addressed.
