State Senator Pedro Espada is

helping landlords destroy our

rent stabilization laws
Pedro Espada, Jr. is chair of the State
Senate Housing Committee, and has
worked to stop a crucial bill that would
save hundreds of thousands of affordable
apartments. Called the repeal of Vacancy
Decontrol, this bill would stop landlords
from taking these apartments out of rent
regulation forever.

New York City has already lost 300,000

affordable apartments this way. Vacancy
Decontrol gives landlords a huge
incentive to harass current tenants to get
them to move. Once an apartment is decontrolled, there is no limit to the amount of rent the
landlord can charge, and the next tenant has no basic rights - not even the right to renew his
or her lease. Espada is blocking tenant efforts to end this loss.

Pedro Espada has received hundreds of thousands of dollars in campaign contributions from
the rich landlords of New York City. He is facing multiple legal and ethical investigations –
including for violating state election laws, using the resources of his Soundview Health
Center to fund his election campaign, and living in Westchester County instead of the Bronx
Senate district he represents.

This year, Espada introduced a phony bill that he claims will freeze rents for thousands of
tenants, but in fact would decontrol 80,000 apartments that are currently regulated and
receiving tax subsidies.

Pedro Espada is the most corrupt elected official in New York State, and he is trying to stop
the State Legislature from passing bills to strengthen our rent protection laws.

Pedro Espada es el funcionario electo mas corrupto en el estado de Nueva York, y está
tratando de parar que el poder legislativo pase proyectos de ley que fortalezcan las leyes
