I hereby give you this authority to negotiate the sale of my property described
below, subject to the following terms and conditions:

This Exclusive Authority/ Non- Exclusive Authority to Sell is valid upon its
duration and during this period. I agree not to negotiate with other parties for
the sale of the above mentioned properties except through you and under true
condition of this authority after you have registered to me your buyer.
I hereby further manifest in good faith that I am the registered owner / or true
property administrator authorized to issue this authorization. That the said
property is free from any liens and encumbrances.
By accepting this Authority to Sell (Exclusive/Non-Exclusive) you hereby
commit to use all your sales efforts towards affecting sale and shall register
with me the names of your prospective buyers during the effectivity of this
authority and even after the expiration of your authority that the same buyer
buy this said property that you are still the honored broker to receive
commission for this property.
