Project Description
We are constructing an affordable house in Indianapolis for Joy and Max
Lis family which includes two young kids, ages 5 and 8. Joy is a nurse and Max
Li is a math teacher. The house is filled with modern furniture and has 3
bedrooms, 2 bathrooms, a garden, 2 floors and a garage. This house follows
Habitat for Humanity guidelines which includes having the Board of Directors
approve of the house size, at least 2 windows in the kitchen made with the
specified material, a full bathroom, exterior doors, a linen closet, a heat pump,
a water heater, a washer and dryer hookup and hose bibs. The house also
meets applicable code considerations which includes bathroom and habitable
room glazing, minimum room areas and dimensions, bathroom clearances,
emergency escape in sleeping rooms, egress door size, and stairway and
landing requirements. Universal design features will be utilized in our house
design so it can be used by residents throughout their life. These features
include an accessible entrance and bath, an open kitchen, and wide door and
passage widths throughout the house so that people in wheelchairs can go
throughout the house. Our application of green and sustainable features will
allow our house design to obtain LEED points.

Requirements
Need for Housing
The applicant(s) must demonstrate that their current housing situation has
one or more of the following characteristics:
Unsafe or very poor conditions or located in a particularly unsafe
area;
Rent, or contribution currently paid towards rent, exceeds 35% of
net income;
Size in inadequate for the present or anticipated residents;
Other facts demonstrating a need for the type of housing Habitat
can provide, that goes beyond a personal desire to own a home.
Applicants will not be approved if they:
Qualify for conventional financing
Presently own real estate
Have owned real estate within the last three (3) years.
Eligible applicants are not disqualified because they may qualify
for another subsidy program, governmental or charitable, or tax deferral.

Demonstrated Ability to Pay


Gross household income must be between 30% and 60% of the
median income for the New Haven area at the time of application. Click
here for 2015 income requirements.
A two-year history of stable income and employment;
An acceptable credit history, which includes a good record of
paying rent and utilities;
Bankruptcies must have been discharged for at least two (2)
years;
Ability to cover closing costs and adjustments, which are about
$4,500-$5,000, as well as a $600 down payment on the house;

Ability to afford anticipated mortgage payments, including


property taxes and homeowners insurance;
Monthly payments for debt cannot exceed 40% of gross monthly
income;
Applicants must be U.S. citizens or permanent residents.

Willingness to Partner with Habitat


Applicant must complete at least 400 hours of sweat equity
towards the building of Habitat homes. Each primary applicant must
complete a minimum of 100 hours, working at least 60 hours per month.
Applicant must comply with all other sweat equity policies;
Applicant must be willing to live in a neighborhood in which
Habitat is currently building;
Applicant must be willing to attend required workshops for success
in homeownership.

Universal Design Features

Green Building Design


By focusing on water efficiency, we can gain LEED points by collecting water
from the roof, reduce using water for irrigation, and low flush toilets. This will
promote transformation of the mainstream homebuilding industry toward
more sustainable practices because a house that meet the LEED requirements
showcase multiple ways to conserve energy and it will gain attraction from
others who want to conserve.
We also gain LEED points by:
Building a house that is not on environmentally sensitive sites
Using drought-tolerant turf and not using turf in densely shaded
areas and in areas with a slope of 25%
Using sustainable and simple materials
The glazing area on the north and south facing walls of the
building is at least 50% greater than the sum of the glazing area on the
east and west facing walls.
The east-west axis of the building is within 15 degrees of due eastwest and the roof has a minimum of 450 square feet of south-facing
area that is oriented appropriately for solar applications.
At least 90% of the glazing on the south facing wall is completely
shaded at noon on June 21 and unshaded at noon on December 21.
Some ways that we can obtain LEED credits concerning water
efficiency is by using water systems that save water. Also 23 can make
the faucets stop running as soon as the person is done using the water.
Though this technology might be costly it will save a lot of water.
Another way of saving water could be finding ways to filter water from a
natural source ( like from around the area). We can also include a
rainwater harvesting system, a high efficiency irrigation system, and/or
they could reduce overall irrigation demand by at least 45%.
Building components or systems that can be enhanced to
contribute to LEED credits that promote energy efficiency by using light

systems or light bulbs that are environmental friendly and last longer
and are much more efficient. Also finding ways of using the environment
around the home to make energy. For example, like if the area is really
sunny all the time, maybe we can use solar panels or we can use wind or
water to produce energy if the region is windy and has a river.
In kitchens and bathrooms, use water-resistant flooring without
installed carpet.
Control the use of the local exhaust fan by using an occupancy
sensor, an automatic humidistat controller, and an automatic timer to
operate the fan for a timed interval after an occupant leaves the room.

Building Codes
ELECTRICAL CODES
The service disconnecting means shall be installed at a readily accessible
location either outside a building or structure or inside nearest the point of
entrance of the service-entrance conductors. Conductors of dissimilar metals
shall not be intermixed unless the device is identified for the purpose. Listed
anti-oxidant compound shall be used on all aluminum conductor terminations.
Service entrance and overhead service conductors shall be arranged so that
water will not enter the service enclosure. Sufficient working space shall be
provided around electrical equipment. The depth of that space in the direction
of access to live parts shall be a minimum of 3 feet and the minimum width of
that space shall be the width of the equipment or 30 inches whichever is
greater. This workspace extends from the floor to 6.5 and shall not be used for
storage. The conductor that is the sole connection to a rod, pipe or plate
electrode is not required to be larger than #6 AWG copper. Receptacle outlets
in habitable rooms shall be installed so that no point measured horizontally
along the floor line in any wall space is more than 6-feet from a receptacle
outlet. A receptacle shall be installed in each wall space 2-feet or more in
width. Type NM (nonmetallic) cables shall be secured every 4.5 feet and within

12 inch of each box. All electrical equipment, including raceways, metal boxes
and equipment shall be connected to an equipment grounding conductor. All
branch circuits supplying 125-volt, 15 and 20 amp outlets in dwelling unit
family rooms, dining rooms, living rooms, parlors, libraries, dens, bedrooms,
sunrooms, recreation rooms, closets, hallways, or similar areas shall be
protected by a listed combination type AFCI device.
BATHROOM CODES
1. Section 602.2 Residential occupancies is amended to read as follows:
Dwellings shall be provided with heating facilities capable of maintaining a
room temperature of 68o F in all habitable rooms, bathrooms and toilet rooms.
This is based on the winter outdoor design temperature for the locality
indicated in the Minnesota State Energy Code (hereinafter "the MSEC").
Cooking appliances shall not be used to provide space heating to meet the
requirements of this section. 2. Section 602.3 Heat supply is amended to
read as follows: During the period from September 15 to May 15 of any year,
every owner and operator of any building who rents, leases or lets one or
more dwelling units, rooming units, dormitories or guestrooms on terms, either
expressed or implied, to furnish heat to the occupants thereof shall supply
heat to maintain a temperature of not less than 68o F in all habitable rooms,
bathrooms, and toilet rooms. 3. Habitable space: A space in a building for
living, sleeping, eating, or cooking. Bathrooms, toilet rooms, closets, halls,
storage or utility spaces and similar areas are not considered habitable
spaces. Site Evaluation and Design Requirements 1. For two or less
bedrooms, your septic tank must have at minimum 1,250 gallons of water. 2.
A full septic design meeting the requirements of Minnesota Rules 7080.0110,
subpt. 5a must be submitted before a building permit for new construction is
approved. The septic design and house plans must indicate the same number
of bedrooms. In the event there is a discrepancy in the number of bedrooms,
the building permit will not be issued until the discrepancy is resolved to the
satisfaction of the building department.
HOME OCCUPATIONAL CODES
1. No more than three persons, at least one of whom shall reside within the
principal dwelling, shall work at the home occupation site. 2. No traffic shall
be generated by any home occupation in a significantly greater volume than
would normally be expected from a single-family residence. 3. Any sign
associated with the home occupation shall be in compliance with the East
Bethel Sign Ordinance 4. The home occupation shall not generate hazardous
waste unless a plan for off-site disposal of the waste is approved. 5. A home
occupation at a dwelling with an on-site sewage treatment system shall only
generate normal domestic household waste unless a plan for off-site disposal
of the waste is approved. 6. The home occupation shall not constitute, create,
or increase a nuisance to the criteria and standards established in this
ordinance. 7. There shall be no outdoor display or storage of goods,
equipment, or materials for the home occupation. 8. Parking needs generated

by the home occupation shall be provided on-site. 9. The area set aside for
the home occupation in the principal structure shall not exceed 50 percent of
the gross living area of the principal structure. 10. No structural alterations or
enlargements shall be made for the sole purpose of conducting the home
occupation.There shall be no detriments to the residential character 10. The
neighborhood due to the emission of noise, odor, smoke, dust, gas, heat,
glare, vibration, electrical interference, traffic congestion, or any other
nuisance resulting from the home occupation. 11. The area set aside for the
home occupation in the attached or detached accessory structures or garages
shall not exceed total accessory structure space
BASEMENT STRUCTURES
1. High water elevations. Structures must be placed in accordance with any
floodplain regulations applicable to the site. Where these controls do not exist,
the elevation to which the lowest floor, including basement, is placed or floodproofed is at a level at least three feet above the highest known water level or
three feet above the ordinary high water level, whichever is less, of the lake,
creek, or stream fronted by the property. 2. Water-oriented accessory
structures may have the lowest floor placed lower than the elevation
determined in this item if the structure is constructed of flood-resistant
materials to that elevation, electrical and mechanical equipment is placed
above that elevation, and if long-duration flooding is anticipated, the structure
is built to withstand ice action and wind-driven waves and debris.
YARD STRUCTURES
