Final Demand to vacate the premises of Lot 4680-F

located along National Highway, Parian, Calamba City

Dear Ms. Serrano:

This concerns your unlawful, felonious and criminal occupation and usurpation of a
portion of the property co-owned by and registered in the names of ANTONIO PEREZ
married to Annie Ariola, LOURDES PEREZ married to Danilo Arambulo, ERIBERTO PEREZ
married to Norma Manalo, ERNESTO PEREZ married to Violeta Fasinal, JULIETA PEREZ
married to Faustino Fulo, VERONICA PEREZ and EMMANUEL PEREZ. Said property is
designated as Lot 4680-F, covered by TCT No. 38883 and located along National Highway,
Parian, Calamba City.
The above-named co-owners, represented by their administrator Antonio Perez, are my
clients (with the exception of the deceased Eriberto Perez). It has to come to our knowledge
that you and Norma Manalo (wife of Ernesto Perez) entered into an agreement concerning a
purported lease of the above-mentioned premises. Such an agreement is illegal, felonious
and criminal in nature since Norma Manalo is not / was never authorized to enter into such
kind of arrangement regarding the property of my clients. Moreover, the property has not yet
been partitioned.
Your occupation being illegal and usurpatious, final demand is hereby made against you,
including all persons acting on your behalf or representing your interest, to completely vacate
the premises of Lot 4680-F, covered by TCT No. 38883 and located along National Highway,
Parian, Calamba City within an inextendible period of five (5) days from receipt hereof.
Otherwise, if you refuse or fail to do so, we shall file criminal and civil cases against you to
enforce the rights of my client and prevent further acts of usurpation caused by your illegal,
criminal and felonious occupation of their property.
