The duration ofthe license shall be 14 months, ‘commencing from 1* January 2015 up to 30" November 2015, wiich may be extended as mutually agreed by the parties hereto in weting, During the licensed period, the Licensee shall pay to the Licensor, @ license fee of Rs 8760 (Rupees Eight Thousand seven hundred fifty only) per month for the said flat before 5® of each ‘calendar month That the Licensee on execution ofthese presents kept a sum of Rs 36,000 (Rupees Thirty Five Thousand only) as and by way of Security Deposit amount. Additional security deposit of Re 15,000 {Rupees Fifteen Thousand only) will be paid by 4” March 2015 The Licensee has agreed that such refundable non-interest bearing adjustable Security deposit shall be retained by the Licensor unti the agreement duration and shall be refunded, once the Licensee hhand over the vacant charge of flat back to Licensor in good condition. (a) The Licensee hereby covenants with the Licensor to duly and unctually pay the Electical Charges every month to MSEDCI The receipts will be handed over to the Licensor at the time of handing over the possession by the Licensee to the Licensor. Any cost incurred like replacement of electric meter or MSEB deposit will be bore by lat owner (Licensor), (0) The Licensee shall use the said flat for residential purpose ony, with care and caution and shall keep and maintain the same in good order and condition. Upon expiry or termination of this agreement, shall leave the same in as good order and condition as Qra- rage 2088 they were on the date of the commencement of the Licensee and ‘make compensation for any damage done. (6) The Licensee shall permit the Licensor or this duly authorized representative at all reasonable times to enter for inepection of the Said flat: The Licensor shall be in judicial possession of the said fat at all times, (6) The Licensee shall not use the sald fat for any illegal, antisocial oF immoral purpose or anything which cause damage to the censor or the adjoining Owners/Occupies/Properties, (c) The Licensee shall be at liberty to cary out any minor repairs, in the said flat and to the fixtures, fitings and amenities with the consent of the Licensor. In respect of this, the Licensee is responsible for any damage of the said flat and is liable to be compensating to Licensor. The Licensee shall not make any structural alterations/ alternations of any kind on said fiat, (9 The Licensee shall not store or allow to store in the fat any Combustible, dangerous or hazardous material (except as required ‘or normal domestic purposes) that may imperil safety of the fat! building or render insurance void (9) The Licensee shall not claim any rights, or interest or any kind ‘of nature what so ever inthe said flat or any parts thereof Nothing herein contained shall be construed as creating any right, interest, easement tenancy or sub-tenancy in favour of Licensee I ‘F over or upon the said fat or transfering any interest. therein in favour ofthe Licensee other than the permissive rights of the use hereby granted. The Licensee shall’ not sublet the said fat or part with or assign the same or transfer the benefits of this ‘greement to any other person or party. It is the express intentien ofthe partes thatthe relationship between them is that of Licensor and Licensee and not that of Landlord and Tenant. Notwithstanding anything contained herein, it shall be lawful for the censor in the event of any breach by the Licensee of the terme and conditions of the said agreement, to revoke the agreement by giving to the Licensee four weeks prior notice in writing. The eensee has to handover peaceful and vacant possession of the ‘aid flat after completion of the four weeks notice period and the Licensee shall not claim any rights in respect of the said fat forthe rest ofthe period {in case Licensee or Licensor desire to hand over the said flat to the censor or Licensee, as the case may be, due to unavoidable ‘roumstances before the completion ofthe terms, it shall be lawful owe Page aot 10 for the Licensee or Licensor to give four weeks termination notice in writing to the Licensor or Licensee as the case may be. Ifthe Licensor wants to terminate by giving notice prior to the completion of term, the Licensor should refund advance rent (if applicable) of the rest of the term to be completed, On termination of this Agreement, the Licensee shall remove its ‘occupants and all its goods, aticles and things from the said flat ‘and shall hand over the peaceful and vacant possession ofthe said premises to the Leensor.
