DEED OF ABSOLUTE SALE

KNOW ALL MEN BY THIS PRESENTS:

This Deed of Absolute Sale made entered into by and between:

DOROTEO VICENTE, of legal age, single, and with residence and postal address at
2433 Champion Green, Gulfport, Mississippi, U.S.A 39507,represented by its Atty-in-Fact,
BERNARDINO A. VICENYE, hereinafter referred to us ,as the VENDOR

-and-

INTERIOR MASAYA HOMEOWNERS ASSOCIATION (IMHA), INC.,duly


organized and existing under the laws of the Philippines with principal address at Interior
Masaya St., Brgy. Gulod Novaliches Quezon City,represented by its President, GINA L.
MAGARRO, hereinafter referred to as theVENDEE.

WITNESSETH:

WHEREAS, the VENDOR are the absolute owner of one parcel of land covered by
Transfer Certificate of Title No. RT-91398 (188227) of the Registry of Deeds for Quezon City
Containing a total area of THREE TOUSAND ONE HUNDRED FIFTY FIVE (3,155) SQUARE METERS,
more or less and particularly described and bounded as follows:

A parcel of land (Lot 1130-C-1 of the subd. Plan Psd-30259, being a portion of lot 1130-C,described on
plan Psd-26885; GLRO Rec. No. 5975), situated in Quezon City. Bounded on the NE., by lot 1130-B of plan
Psd-26883; on the SE., by Lots 2-A and 2-C of plan Psd-24313; on the SW., by Lot 1129 of Piedad Estate;
and on the NW., by Lot 1130-C of the subd. Plan. Beginning at a point marked “1” on plan, being N. 77
deg. 23’E., 575.02 m. from L. Mon. 26, Piedad Estate; thence S. 14 deg.,56’E., 64.05 m. to point 2, thence
S. 64 deg. 13’W., 44.36 m. to point 3; thence N. 17 deg. 11’W., 75.90m. to point 41; thence N. 79 deg.,
17’E 46.65 m. to the point of beginning; containing an area of THREE TOUSAND ONE HUNDRED FIFTY FICE
(3,155) SQUARE METERS, more or less. All points referred to are indicated on the plan and are marked on
the ground as follows; point 4 by PLS Cyl. Conc. Mons. And the rest by old PLS Cyl. Conc, mons. Bearings
true; decin. 0 deg. 50’E., date of the original survey, July 1- Dec. 14, 1907, and that of the subd. Survey,
Aug. 15, 1950.

Whereas, the VENDOR have agreed to sell to the VENDEE and the latter likewise
agreed to buy from the former the above described parcel of land with an area of THREE
THOUSAND ONE HUNDRED FIFTY FIVE (3,155) SQUARE METERS UNDER THE COMMUNITY
MORTGAGE PROGRAM (CMP) of the SOCIAL HOUSING FINANCE CORPORATION (SHFC) at an
agreed price of SEVEN MILLION EIGHT HUNDRED EIGHTY SEVEN THOUSAND FIVE HUNDRED
PESOS(7,887,500), Philippine currency.
