Except, however, that the grantor herein, Elma Allen, hereby expressly excepts from this deed and reserves unto herself, or her as signs, all of the oil, gas, sulphur and all other minerale on, in and under and that may be produced from the land hereinabove described, with the full, complete and exclusive right to execute and deliver all oil, gas and mineral leases, including pooling or unitization leases and/or agreements, all without the joinder of grantees herein, or either of them, their heirs or assigns, and if production of oil, gas or other mineral is obtained from said land, said grantor is to receive and be entitled to all of the royalty payments with reference thereto, to- gether with the right of ingress at all times for the purpose of mine ing, drilling for and exploring said land for oil, gas, sulphur and all other minerals and removing the same therefrom, with the right to ze.
