That I, Elma Allen, a widow, of the County of Lavaca and
State of Texas, for and in consideration of the sum of ONE AN
NO/100 ($1.00) DOLLAR, to me cash in hand paid by Lewis Allen, Jrey
and William B, Allen, the receipt of which is hereby acknowledged and
confessed, and the further consideration of the love and affection
which I have and bear unto and toward my sons, thes aid Lewis

All of my undivided interest which is not less than an
undivided one-half interest in and to the following described

BIRST TRACT: AlL that certain tract, piece or parcel
of tand In Jackson County, Texas, known as S. F. 13353, W. E.
Appelt, situated about 13’miles North 23 degrees East from the
County Seat. Bought and fully paid for on the application of
W. B. Appelt, filed in the General Land Office, Nay 2, 1934,
under the lans regulating the sale of Public Free School Land,
and Gapter 271, Section 6, General Laws Forty-second Legislature;
RESINNING at a stake set on the West bank of Sandy Creek,
said stake being also on the South boundary Line of the Andrew
Dunlap Survey, Abstract #104, Jackson County, Texas, from which
stake a leaning sycanore tree 24 inches in diameter marked X,

THENCE due West ari with the South boundary line of the
said Andrew Dunlap Survey, 279.18 varas to a stake;

jand, part of the J.R. Wickham 640 acre survey, situated in Jackson
County, Texas, about 15 miles N. 5. of Bdna, and bounded and further
described as Follows, to-wit?BEGINNING at a stake set in the East Line of said
Wickham Survey for the S. EB. corner of a 176 acre tract conveyed
by W. Es Appelt to Ja. Clayton, from whicha 13 inch L.0. marked
X bears S. 1/4 deg. W. 28 varas}

2100 varas to the center of Sandies Creek from which a 30 inch

Wickham Survey 508 varas to a stake from which a 13 inch Live Oak
marked X bears South 1/4 degree West 28 varas;
‘THENCE West 2100 varas to the center of Sandies Creek, from
which a 30 inch Live Oak now dead marked X bears North 89 degrees
Bast 21 varasy
THENCE up said stream North 25 degrees East 72 varas, North
41 degrees East 144 varas, North 20 degrees Fast 180 varas and North
5 degrees East 163 varas to the Northwest corner of the said Wickham
Surveys
‘THENCE East 1880 varas to the place of beginning, and con~
taining one hundred seventy-six (176) acres of land; the above

It 18 the intention of grantor herein to include, and this
deed does include, all lands owned by grantor adjacent of contiguous to

boundaries of the land particularly described above
This deed is subject to the minerals reserved by the State of
Texas under the 17,68 acre tract above described.
Except, however, that the grantor herein, Elma Allen, hereby
expressly excepts from this deed and reserves unto herself, or her as
signs, all of the oil, gas, sulphur and all other minerale on, in and
under and that may be produced from the land hereinabove described, with
the full, complete and exclusive right to execute and deliver all oil,
gas and mineral leases, including pooling or unitization leases and/or
agreements, all without the joinder of grantees herein, or either of
them, their heirs or assigns, and if production of oil, gas or other
mineral is obtained from said land, said grantor is to receive and be
entitled to all of the royalty payments with reference thereto, to-
gether with the right of ingress at all times for the purpose of mine
ing, drilling for and exploring said land for oil, gas, sulphur and all
other minerals and removing the same therefrom, with the right to ze.
