CONTRACT OF LEASE

KNOW ALL MEN BY THESE PRESENTS: This Contract of Lease made and entered into by and between: MILAGROS E. BALTAZAR, of legal age, Filipino, married with residence and postal address at #40 Sampaguita St. Bgy.5 Sagmin. Legaspi City. now and hereinafter called the LESSOR:

AND

MERIDIEN VISTA GAMING CORP, represented by RONNIE MACASAET, of legal age, Filipino with residence at Brgy. Cabangan East Jamora Subd. Legaspi City, now and hereinafter called the LESSEE:

WITNESSETH;

That the LESSOR is the owner of a 3-unit Apartment situated in a 630 sq,meter lot, located at Our Ladys Village, Legaspi City. The LESSEE agrees to leased the 3 unit apartment included the 630 sq.meter lot under the following TERMS AND CONDITIONS:

1. TERM- this lease is for a period of (3) THREE months commencing on September 15, 2011 and expires on December 15. 2011. 2. PRE-TERMINATION- In case on the LESSEEs desire to vacate the leased premises before the expiration of the contract, his entire deposit shall be forfeited in favor of the LESSOR. 3. RENTAL-The monthly rentals shall be EIGHTEEN-THOUSAND (P18,000) PESOS, net of taxes. 4. FAILURE TO PAY THE RENTAL- That the LESSEE hereby expressly acknowledged the right of the LESSSOR to shut-off or cause the interruption of the LESSEEs electric and water facilities and other utilities and services in the leased premises in case of the LESSEEs failure to pay any single monthly rental or any charges collectible under the lease contract, after due notice of non-payment. In which the LESSEE to pay monthly rental for two (2) consecutive months shall automatically called and terminate this contract and even before the expiry date of the period herein agreed upon. 5. DEPOSIT- Upon execution of the contract of lease, the LESSEE shall deposit in cash with the LESSOR the sum of THIRTY-SIX THOUSAND (P36,000) Philippine currency, the same to cover the cost of damages to the unit mentioned above or parts thereof, which might be caused by the LESSEE during the period of occupancy.
