To view or print HOA governing documents or frequently used forms go to www.lelandmanagment.com. Click on the Resident Portal button and enter the requested information and the HOA information will appear. You can either view the information online or print it out. You can also download documents at: www.facebook.com/RetreatAtTwinLakes.

Attention Parents

Please tell your children not to play in the street or behind others homes. Weve had several complaints about children being narrowly missed by cars coming around corners and about balls hitting others windows, porches, and vehicles. Please speak with your children about using the sidewalks and grassy areas for play or going to the park across the street. Their safety is important to us.

Additionally, there is an issue with teens climbing over the walls, especially in the corner near Greystone. The wall is being damaged and must be repaired, which ultimately we ALL pay for via HOA dues. Parents, please ask your children to refrain from climbing over the walls in the future.

Expensive Sprinkler Repairs

Sprinkler repairs have been both extensive AND expensive! OUR HOA dues pay for all sprinkler repairs, so, please refrain from parking with your tires on the grass. Repeated repairs at the same residence will result in the vehicle owner or homeowner being charged for the repairs. Also, if you have a broken sprinkler head spraying a large stream of water upward, please call to report it. Again, OUR HOA dues pay the water bill. If we all work together to prevent sprinkler heads from being broken and report broken ones asap, we can help keep our HOA dues low. To report a broken sprinkler head, call Ash Landscape at 321302-4541.

POLICIES
TO ALL DOG OWNERS
We continue to receive multiple complaints about neighbors not leashing or picking up after their dogs, and even allowing their dogs to defecate on sidewalks. This is especially a problem around the pond. Both Seminole County law and RTL Community Policies require all dog owners to keep their pets on a leash and to pick up their dogs waste. There are numerous pet waste stations throughout the neighborhood for your convenience. Please report all ongoing offenders to Seminole County Animal Control at 407-665-5110 and to Kent Taylor with Leland Management so we can keep our community clean.

Trash
Regulations require that trash containers and recycle bins are put away the day of pickup and stored out of sight. They may NOT be stored outside on driveways. Use a trash container with a lid or sturdy plastic bags that are completely closed and tied off. The use of a sturdy plastic garbage container can greatly reduce the amount of trash in our neighborhood. Garbage should not be placed by the curb before 6:00 PM the night before a collection day (Tuesdays & Fridays). Recycling is only picked up on Tuesdays. Thank you for helping keep our neighborhood clean!

Renters

All renters should have a copy of their lease on file with Leland Management, as well as an emergency contact information sheet. If you have any questions, please contact Kent Taylor at 407-781-1181. Please note that you are responsible for following all RTL HOA rules and policies. You can obtain a copy of the HOA rules from this website - www. lelandmanagment.com. As a renter and a resident of this community, you are also encouraged to attend any meetings held within the community to provide your input as to how the community is being maintained.

Parking Rules
Parking in yellow-painted No Parking zones, in the grass, and in front of stop signs are not allowed. Violators will receive a warning notice on their vehicle marked with the specific violation. Anyone continuing to violate parking rules will receive a tow notice. A tow notice is a 24-hour warning to correct your violation before your car will be towed. Any vehicle blocking a fire hydrant will be towed without warning. Long-term and overnight parking of commercial vehicles is prohibited at all times.

Pool Rules

Please familiarize yourself with the rules for the swimming pool. Loud music, pets, smoking and alcohol are not allowed. Music must be played using headphones and children under the age of 15 are not permitted use of the pool unless they are accompanied by an adult and supervised continuously. Pool hours are dawn to dusk with no exceptions per the County health code.

Clubhouse Rental Policy

If you are interested in renting the clubhouse for a private event, here is what you need to know: A rental agreement must be submitted 14 days in advance. The rental fee of $150.00 for 4 hours is non-refundable. A refundable $200.00 security deposit is required. The HOA will hire an off duty police officer for the event. The rental is for the clubhouse only, not the pool area. No alcoholic beverages are permitted at any time. The maximum number of guests is 25. Box Tops For Education

Show your support for our neighborhood school, Altermese Bentley Elementary. Please collect the box tops for education labels from the food items you have in your home. A collection box will be posted near the mailbox kiosk. The labels will be delivered to Bentley Elementary School to to be converted into funds for the teachers and students. The Hazards of Dog Poo

Dog waste can cumulatively have a big impact if left unmanaged. Dog waste contains bacteria and parasites, as well as organic matter and nutrients. Dog waste may be infested with microscopic organisms that can be transmitted to both humans and other animals. Some of the diseases that can spread from dog waste to humans are: Salmonella the most common bacterial infection transmitted to humans from dogs. Symptoms include: fever, muscle aches, headaches, vomiting and diarrhea. Roundworms reside in the small intestine. Its eggs are passed to the outside environment in feces. In humans, roundworms take a different path in the human body causing disease to the lungs, liver, and eyes. Hookworms parasites picked up by individuals that walk barefoot in contaminated areas. In addition to these diseases, there is the issue of water pollution, soil contamination, odors, flies, insects, and rodents that carry their own diseases.You can track trace amounts of feces or parasites into your home from the bottom of your shoes and expose your house pets or children. Help us take action to insure the health of our families, our pets, and our community by picking up after your pets!

Smokers

If you are a smoker, please be considerate and help keep our community clean of cigarette butts. Find a place to dispose of your butts so they are not in our lawns, driveways and streets.

Speeders
Even though the posted speed limit inside the community is 15 mph, some drivers disregard it and speed through our streets. Be aware the cops are patrolling our streets with more frequency, and hopefully the offenders will be caught in the near future.

The Retreat at Twin Lakes now has a Fan Page on Facebook. You can Like us by going to the link: www.facebook.com/RetreatAtTwinlakes. Your Like will be anonymous and other fans will not see your profile, though you can post on our Wall if you want to interact with your neighbors or the Board. Storing Items on Porches

Please remember that trash cans, strollers, bikes, and other personal items MUST be stored out of sight from the street or you will receive a violation notice. Front porches should not be used for storage.
