CONTRACT AGREEMENT

This Agreement made and entered into at Cagayan De Oro City, Philippines, this 6th day Of April 2012, by and between Mr. Joey U. Aranaydo, of legal age, married to Ms. Perla R. Paghasian and a resident of Block 7 Lot 15, Hillsborough Pointe, Robinson, Cagayan De Oro City, herein-after called the landlord, and Ju Fead Roam C. Demavivas, et al.., legal age, single, and a resident of __________________________ hereinafter called the tenants, evidences that the parties have agreed as follows:

1. In consideration of the rent and the tenants covenants hereinafter reserved and contained, the Landlord hereby demises and rents to the tenant a certain residential house situated in Block 18 Lot 2 & 4, La Buena Vida Subdivision, Cagayan de Oro City belonging to the landlord and registered in the Office of the Register of Deeds of Cagayan de Oro City.

To hold to the tenants for the term of One (1) year, commencing the 6th day of April 2012

Yielding and paying therefore during said term, rent at the rate of Six Thousand Pesos (P 6,000.00) monthly and payment to be maid on or before the 6th day of the following month.

2. The tenant hereby covenants with the landlord as follows:

a) To pay the rent as aforesaid without the necessity of express demand Therefore, at the residence of the landlord; b) To keep the lease premises in good and habitable condition;

5. Should the tenants fail to pay the rent herein stipulated in accordance with the terms above mentioned, or violate the terms of his contract, the landlord shall have the right to eject the tenants from the premises, and to collect and recover from him all accrued rents. 6. It is further agreed that the tenants shall be responsible for all the acts and omissions of this family, Servants etc., and any all other persons by him allowed accessto the leased premises. 7. In case of court litigation by virtue of non-payment of the agreed rents or any other breach of this Contract on the part of the tenants, the tenants shall be responsible for the payment of such litigation as well as attorneys fees exclusive of cost legally taxable.
