Real Estate Purchase Agreement

THIS REAL ESTATE PURCHASE AGREEMENT (Agreement) is dated this _______day of _______________________, 20_____, by and between __________________________________________________________ real estate (Buyer), known and, as,

Earnest Money Earnest money must be paid in cash or certified funds. Upon default of this agreement, seller shall retain earnest money as liquidated damages and not as a penalty. 4. Inspections Buyer has choice of inspection services and contractors at Buyers expense. This property is being sold AS-IS where is without condition or warranty. 5. Closing a. Closing of property shall be on or before 21 days, giving reasonable time for preparation and approval of documents and correction of defects reported as a result of a title examination. Seller shall choose the escrow, title and/or closing agent. Upon cancellation, seller shall return buyer's deposit. Closing will be held at sellers escrow or title company, unless such other time and place agreed upon. b. c. 6. The premises shall be in substantially the same condition at Settlement as on date Seller executes this Agreement. Seller and Buyer to pay customary closing costs.

Title Said property shall be sold free from all liens, security interests and other encumbrances. Title shall be good, marketable and insurable, without exception. In the event that an abstract of title issued by a reputable title company reveals defects in title, seller shall have the option of curing said title or canceling this agreement.

Other Terms a. b. This Agreement is not assignable in whole or in part. Time is of the essence in this agreement.
