DONATED SPACE A RESPECT GIVEN TO OUR CREATIONS

Prof. R.G.Sawant
Abstract:
With liberalisation of Indian economy since 1990 Foreign Direct Investment in real estate sector has increased considerably also with the introduction of SEZ(special economic zones) and five star industrial zones the urbanisation has really picked up rapid pace in India But the presently the open land available in urban areas of Indian cities is very sparing so most of the times the development takes place in gavthan(core) areas of cities which is a very congested space so in both cases the ground coverage available with reference to the built spaces of adjoining plot is very high . plus the exiting development control regulations force or regulate the development in such a manner that the relation between bui8lt and unbuilt spaces in a single plot and also the relation between the unbuilt spaces in between the building and the building itself has adversely affected the quality of such space emotionally, aesthetically. And environmentally is a real concern for architect and planners. These paper deals with improving not only the physical quality but also the emotional quality of such unbuilt spaces by donating the part of built space. Introduction:
When we say we built space, our conscious and subconscious mind is taking care of physical and emotional qualities of space. Here space is not the built from which respond to the environment but even unbuilt form responding as an environment, by which our senses judge the physical and emotional qualities of unbuilt environment too. Not only concious effort of an architect should deal with the physical and emotional improvement of the built environment but also unbuilt environment.Unbuilt environment is nothing but simply the harsh ,unsustainable, unhelthy space left after creating the built form, just according or alloting the space so as to satisfy the basic needs of the occupants as a shelter. This large space left is due to the socio-economic strain on creator. But here I would like to make a clear statement that though the socio-economic strains are the result of unhealthy, unstainable space very few designers make an attempt to overcome this unhealthy, unsustainable, emotional qualities of out-door environment. Present urban scinario: Presently at seen in adjoining diagram in urban areas the new devlopment took place in Layout plan showing present scenario. gavthan or core area of the cities as the plot sizes are narrow the ground coverage is high and the unbuilt spaces cerated inbetween the adjoining building are very small breadth wise and they are large length wise and hight wise it is makes unbuilt space like a shaft with very poor asthetical as well as emotional qualities. Flowing diag. Shows high ground coverage and narrow unbuilt spaces in betwTypical layout of ground coverage in gavthan area.

Typical house plan in present Indian urban scenario Above plan shows a typical ground floor plan of a residence on a narrow plot in a typical urban area of a city. It shows how a open space has been left on one side of a building and the other side a narrow street is left on the other side .

Example no.3 the three dimensional study model

shows the quality of three dimensional space in between the building . The emotional .physical and environmental quality of the space is very poor and this is the common sinario in urban sector of Indian cities.

Massing study of built forms on narrow plot in urban area

House layout showing sufficient side and front open space The plan above is again one of the example of a house plan on narrow plot with side and front open spaces here the open spaces are big enough to create comfortable unbuilt spaces in between the building .

Unhealthy Unbuilt spaces in-between builtform

Method 1 : dealing with negative unbuilt spaces at busy urban area Congested shaft like unbuilt spaces in between buildings When we consider corner building abutting narrow chowk again the spaces created between the buildings at the junction of road are offered not only astheticwise but taking in to account the traffic pattern at the junction plus the amount of light ventilation , each building receives is much less than what is required for the healthy environment insight the building . The solution to this problem is the partial donation of spaces at the corner in a stepped manner in plan as well as in massing the diag.(6) shows three dimensional study model showing stepped treatment to the corners of the building at the junction . when the roads are narrow an architect or planner should make it a point that the roads are wide enough to create an healthy environment between the buildings aborting the road the minimum proposed width shall be 9M in congested area.

Three dimensional study of method 1

Method 2: reducing ground coverage of built forms on narrow plot the second solution to this problem is reducing the ground coverage of the buildings in a plot at shown in the above diagram this means donating the built space to the battlement of quality of unbuilt space.

method 4: chamfering the built form from front and back The 4th method is not only to chamfered unbuilt spaces in plan but to chamfer them in threedimension as shown in above diagram. This prevents the creation of shaft like unbuilt spaces in between the building and to facilitates provision of light and air to the building in a better manner.

method 3: chamfering front and side as shown in above fig. Built space can be donated to unbuilt space in no of ways . One of the method (3rd)is chamfering the built space in plan at a angle of 45d. Not only on the sites but at the front side also .The benefit of this treatment is that the chamfered spaces on the sides creates comparatively larger unbuilt spaces. And if we combine these chamfered unbuilt spaces with the adjoining chamfered spaces of other building that gives us to aesthetically pleasant environment friendly and healthy unbuilt spaces between the building .

method 5: staggering and recessing each floor backwards so as to get steeped pyramid as seen. The 5th method of dealing with this problem is to treat the building as pyramid or ziggurat in this method the building is rushed inside on each floor so as to get the effect of stepped pyramid as shown in above diagram.

Design development of positive unbuilt spaces with respect to building mass.

The negative and positve space between two people

The negative and positive space between grown up person and child The fig.1 above shows that even men grown up person and a child come closer becomes uncomfortable for both as they have to turn their neck at an acute angle for communication. Whereas the 2nd fig. shows when there is proper distance between a grown up person and a child both are comfortable communicating with each other.

Negative space between two built form Practical examples of dealing with unbuilt spaces on narrow plot: 1. Bungalow for Mr. Shah.,at Jasingpur

Positive space between two built form

As seen in the picture above in this project the architect has minimised the negative effect of unbuilt spaces on narrow plot. The architect has designed building in such a manner that front and rear mass has been chamfered with reference to the height of the building. The space donated has been partially recovered by providing balconies at various level as shown. Even provision of balconies

doesnt add to the ill effects of unbuilt narrow spaces .

2. Proposed residential building for Mr. Malu, at Jaisingpur

5th method (2nd alternative)

Chamfered mass of built form with projecting balcony As seen in the second picture of side elevation of he same project the architect has continued chamfered treatment on side walls also the only difference between the treatment given to the front and side is that the front side treatment is three dimensional while the side wall treatment is to dimensional that is chamfering in plan only.

Chamfered mass of building at both side One of the features of the design is that an architect has raised the plinth level to 7 and provided the windows at an angle of 45d. To the side wall both these features maintain the privacy of the residence and also act as wind catchers projecting it as sustainable design .

The proposed building resembles the first method of giving reassessed treatment to the corner building abutting the to roads in a busy chouk (intersection) . The only difference being the reassessed treatment has been given on two sides instead of four sides . As the building is situated abutting the busy intersection of road the parking activity has been kept very near the road .The semi public activity is kept little away from the road and the private activities like bed room and meditation room have been kept at the farthest point from the road .The staggering treatment also nullifies the unhygienic character of the unbuilt spaces in between the building.
