CONDOMINIUM FEES The condominium fee is based on the percentage of interest which is recorded in the Condominium Documents.

It represents your portion of the total annual amount of expenses of maintaining CVC and may be adjusted from time to time (through fee increases and assessments) as the budget requires. Condo fees are due on the first of each month. Any Owner who does not pay the condo fee by the fifteenth of each month will be assessed a $75.00 late fine. All payments should be sent to: Chestnut Village Condominium P.O.BOX 64443 Phoenix, AZ 85082-4443 (DO NOT SEND RENT CHECKS TO THIS ADDRESS) Any Owner, who is in arrears, may be referred to an attorney for collection. Condominium are protected under M.G.L. Ch. 183A (condo law). CVC will use all provisions under the condo law to protect its interest and those of all owners. The Board and Management are not in the business of bill collecting. We anticipate that all responsible Owners pay their respective fees at the beginning of each month and every month. The same consideration is expected when assessments are levied and due dates are given. If extreme circumstances prohibit you paying any fee on time, you must contact The Albert Corporation immediately to give notice that you are experiencing difficulty. Consideration will be given to any Owner suffering hardship, who supplies the appropriate supporting evidence. Owners must take the responsibility of opening the line of communication, otherwise, the Board and Management will have no other option than to consider your account delinquent. DRAIN PROBLEMS Owners are responsible for maintaining the plumbing affixed to their Unit. However, if you are experiencing drain problems, it is suggested that you contact the On-Site Office immediately. If the clog is in your drain, and not in the waste line to be considered common area, the expense of the service will be burden of the unit owner. DOCUMENTS All Unit Owners are responsible for knowing and understanding these Rules and Regulations contained in this Handbook, as well as the Condominium Declaration of Trust, the Master Deed and the By-Laws. In addition to the foregoing, all Residents will be required to comply with occasional requests and/or requirements made from time-to-time regarding conditions at CVC (e.g. laundry room closed for repairs). EMERGENCY PROCEDURES In the event of a building emergency such as fire, flood, no hear or hot water, during the on-Site Office business hours: CALL 617-469-4116. In the event of a building emergency during nonbusiness hours call (617)558-3819. If the emergency is a life-threatening situation: CALL 911.
