REQUESTED
ACTION:

The Deputy Advisory Agency will consider:


1.

Pursuant to the Los Angeles Municipal Code Sections 17.15 and 12.22-C,27, Vesting
Tentative Tract Map No. 73177-SL to permit a 79-lot subdivision for 77 new small lot
single-family homes in accordance with the Small Lot Ordinance No. 176,354 and 2
open space lots on a 4.28 net acre site as follows:

a. Parcel A: 48 detached small lot single-family homes and 1 open space lot in the
(T)(Q)R3-1 Zone with 108 parking spaces,
b. Parcel B: 22 detached small lot single-family homes and 1 open space lot in the
(T)(Q)RD3-1 Zone with 52 parking spaces, and
c. Parcel C: 7 detached small lot single-family homes in the (T)(Q)RD5-1 zone with 35
parking spaces.

Pursuant to LAMC 17.03, an Adjustment to permit a deviation not-to-exceed 20% of the


lot area requirements for Parcel B to allow 22 units on at least 55,305 square feet of lot
area, in lieu of at least 66,000 square feet of lot area.

3.

Pursuant to LAMC Section 12.32-H, an Amendment to Council T Instructions of


Ordinance No. 182,859 to allow:
a. An Amendment of Bureau of Engineering Condition No. 1 to reflect case no.
VTT-73177 in lieu of case no. TT-71685 as set forth in the condition;
b. The deletion of Fire Condition No. 4.n that reads Building designs for multi-storied
residential buildings shall incorporate at least one access stairwell off the main lobby
of the building; but, in no case greater than 150 feet horizontal travel distance from
the edge of the public street, private streets or Fire Lane. This stairwell shall extend
unto the roof. The proposed units are single-family and the condition refers to
multiple dwelling unit buildings;
c. The deletion of Fire Condition No. 4.o that reads Entrance to the main lobby shall be
located off the address side of the building. The proposed project units are singlefamily that have no lobbies; and
d. The deletion of Fire Condition No. 4.p that reads Any required Fire Annunciator
panel or Fire Control Room shall be located within 50 feet visual line of site of the
main entrance stairwell or to the satisfaction of the Fire Department. The proposed
project units are single-family that have no common stairwells or main lobbies.

Pursuant to LAMC Section 12.32-H, a Q Clarification of Ordinance No. 182,859 to


allow:
a. A clarification of Condition No. A.1 to modify the approved Exhibit A, including the
site plan and elevations, to reflect the proposed 77-unit small lot single-family homes;
b. A clarification of Condition No. A.2.b to reflect the proposed Adjustment to read, The
use of the subject project shall be limited to those uses permitted in the RD3 and
RD5 Zones as defined in Section 12.09.1-A of the Los Angeles Municipal Code,
except as amended by the City of Los Angeles;
c. A clarification of Condition No. A.3.a to reflect the proposed single-family homes and
not condominiums;
d. The clarification of Condition No. A.3.b that reads Short and Long-term bicycle racks
shall be provided in appropriate locations for residents and guests (Note: This project
is not subject to LAMC Section 12.21-A,16, as the project application predates the
effective Ordinance.) The project is no longer exempt from the Bicycle Parking
Ordinance.

Pursuant to LAMC Section 16.05, Site Plan Review for the development of 50 or more
dwelling units.

Pursuant to Section 21082.1(c)(3) of the California Public resources Code, adopt the
Reconsideration of Mitigated Negative Declaration (MND) for the above referenced
project.

The purpose of the hearing is to obtain testimony from affected and/or interested persons regarding this
project. The environmental document will be among the matters considered at the hearing. The decision
maker will consider all the testimony presented at the hearing, written communication received prior to or at the
hearing, and the merits of the project as it relates to existing environmental and land use regulations.
EXHAUSTION OF ADMINISTRATIVE REMEDIES: If you challenge a City action in court, you may be limited
to raising only those issues you or someone else raised at the public hearing described in this notice, or in
written correspondence on these matters delivered to the Department before the action on this matter will
become a part of the administrative record. Note: This may not be the last hearing on this matter.
ADVICE TO PUBLIC: The exact time this report will be considered during the meeting is uncertain since there
may be several other items on the agenda. Written communications may be mailed to the Los Angeles City
Planning Department, Expedited Processing Section, 200 N. Spring Street, Room 721, Los Angeles, CA 90012
(attention: Christina Toy Lee).

available for public inspection at this location between the hours of 8:00 a.m. to 4:30 p.m., Monday through

available. The files are not available for review the day of the hearing.
