DESCRIPTION: The 2,020± acre Redwood Creek Tree Farm is located 2'/2 hours north of San Francisco in the heart of
Mendocino County's Redwood Country 12± miles northwest of Willits and Highway 101, and is being offered either in its
entirety, or four parcels that range from 200± to 875± acres, with reserve prices starting at $1,250 per acre.
It is near the historic station stop of Irmulco - along the California Western Railroad Skunk Train, a tourist train between
Willits and Fork Bragg. Irmulco was site of the Irvine and Muir Lumber Company mill operations in the early 20th Century.
Remnants of a small sawmill are located on the Redwood Creek Tree Farm, which provided logs to the Irvine and Muir
operation.
The 2,020± acre Redwood Creek Tree Farm is one of the largest blocks of prime commercial redwood timberland ever
offered for sale to the general public, and contains an estimated 20 million board feet (net) of primarily 40 to 60 year old
well-stocked redwood and Douglas fir, with 58% of the volume being redwood based on an updated inventory prepared
in 2008 (see Supplemental Information Package for report.) Also, there are over 8 million board feet of tan oak on the
property, which has some value as firewood.
The Tree Farm is located in the Noyo River Drainage along the rugged Mendocino Range and is one of the most
productive redwood growing regions in northern California. An annual growth rate of 4 - 5% is projected for the Tree
Farm due in part to the Seller's, Congaree River Limited Partnership, stand improvement and silvicultural activities,
including selective harvests of redwood, fir and tan oak conducted over the last 25± years. The last THP was completed
in 1996. The 15 year growth estimate is projected to add 31± million board feet of redwood and Douglas fir, providing
significant investment opportunity and near-term cash flow for a new owner. The property has a strategic location to
nearby wood product facilities at Willits, Calpella, Cloverdale and Philo, operated by Mendocino Redwood Company, Willits
Redwood Company and Redwood Empire.
The 2,020± acre property has a spectacular and secluded setting along Redwood Creek, tributary to the Noyo River, and
could be developed as a private retreat or camp due to its proximity to Willits and Highway 101 and to nearby wine
growing regions at Redwood Valley and Anderson Valley. The Mendocino Coast is less than an hour drive from the
property. A private retreat or camp could be constructed along benches above Redwood Creek, near the entrance to the
Tree Farm, by the bridge across Redwood Creek. Existing logging roads along the moderate to steep canyon slopes could
be used for hiking and riding trails, with a lookout built along the ridge top providing potential for views toward the
Mendocino coastline. Adjoining private lands have been leased for hunting, and the Redwood Creek Tree Farm could have
some hunting opportunity for black tail deer and upland birds. The headwaters of Redwood Creek are in the northeast
corner of the Tree Farm and might have some potential conservation easement value as a tributary to the Noyo River, an
important North Coast River spawning location for steelhead and salmon. The owner has obtained eleven "certificates of
compliance" for the Tree Farm, providing the option of offering the Tree Farm in four parcels with a road-use and
management agreement. Each parcel has both a good stocking of redwood, creek frontage and access to main line road.
