The Real in Real Estate


The housing market has not
been this strong in a long time,
close to 10 years. The inventory is at an all-time low which is
helping to drive prices up.
There are currently a little over
1400 houses on the market in
Hernando County and of these,
600 are under contract. So, for
what we refer to as available:
there are approximately 800
houses.
Bringing it closer to home, Regency Oaks has 5
houses listed for sale and 2 of those are under contract. There have been 11 houses sold in Regency to
date at an average price of $125,000. Keep in mind
that 4 of these were the 2 bedroom smaller houses
which sold for under $100,000.
Compared to all of last year there were 19 houses
sold at an average price of $119,000. That included 4
houses that were foreclosures. Lets keep our fingers
crossed that this trend continues.

Editors Letter
Hello Friends and Neighbors,
By months end summer will be drawing to
a close. The extra-long days filled with sun and play,
sandy toes, sun-kissed skin and icy cold drinks will slowly grow shorter and fewer. Although we certainly are
blessed in our beautiful Florida with the extended play
version of this season, we know not to try and hold on
too long, since embracing all of the coming seasons and
their gifts is so much more fulfilling than falling in love
with one, and forgetting to move forward. This balance
keeps us happy throughout each year, and ensures that
we dont tire, but always look forward to, familiar
nuances of each season, as well as their surprises.
An evening with Elvis on September 10th, will help punctuate the great opportunities for neighborhood fellowship that weve had these past few summertime months
at the clubhouse (complete with a Memphis barbeque
meal), and Fridays Social Nights, that endured through
steamy evenings, rolling thunder and the distant chirp of
crickets, will begin to take on the air of a different season.
Well certainly remember the graduations and other celebrations that graced our clubhouse and supported our
mission this summer, and look forward to many more
throughout the year.

As these events that help form our civic association


unfold, the summer will also wind down with changes in
the structure of ROCA, that will facilitate moving forward
through the remainder of this year and beyond. The balance that we find when we happily navigate through the
seasons, will be found in diverse and cooperative committees made up of members who really do appreciate
the good intentions of their neighbors, support each
others efforts, share responsibilities, and trust each
other enough to move forward together. It is from this
balance that we will flourish in the months to come, and
continue to build a place that unites a community for
many changing seasons to come.

Crime Watch Update


The quarterly crime watch meeting is
scheduled for September 29, 2016 at
the club house, 5pm.

I am pleased to report that there have been 6 new applications to join Crime Watch in Regency Oaks. Thanks to
the Block party we had last month we had 5 people commit to join. The process is to fill out an application and
turn into the Sheriffs Department for processing. Thank
you to all for wanting to help be the eyes and ears of our
community on Crime Watch.
I want to pay a special tribute to my canine crime watch
companion Duke who passed away on August 7th. He
faithfully rode with me over these many years.
Be safe, dont forget to close your garage doors at night
and lock your doors on any vehicles parked outside
overnight
Report any suspicious activity of problems to the Sheriffs
office. The anonymous reporting number is 797-TIPS,
