WHEREAS, the SECOND PARTY has requested the FIRST PARTY to use the said parcel of land as the site for its school and learning facilities to which the FIRST PARTY has agreed knowing that this will redound to the benefit of the community; NOW THEREFORE, for and in consideration of the premises, the FIRST PARTY hereby grants the SECOND PARTY a USUFRUCT over the aforementioned parcel of land under the following terms and conditions: 1. That the USUFRUCT rights shall remain enforce for perpetual use from the date hereof; 2. That the parcel of land subject of this USUFRUCT shall be used by the SECOND PARTY only for purpose of using the same for a school, learning center and its related facilities.
