Contract Overview
Tenders are invited for the provision of management services at the Mooloolaba Beach Holiday Park for a
term of two (2) years, commencing 1 July 2017 and expiring on 30 June 2019. An option to extend for a
further 12 month period is at Councils sole discretion.
Mooloolaba Beach Holiday Park is situated on Queenslands Sunshine Coast, fronting Mooloolaba Beach
from Parklyn Parade. The holiday park enjoys a great waterfront location and is close to a shopping and
restaurant precinct. The holiday park includes 75 powered tourist sites. The park has an amenity building,
camp kitchen and BBQ shelter.
The contract requires the successful Respondent to manage the day to day operations of the holiday park.
These duties include, but are not limited to:
operating the reception and office, which includes managing bookings, enquiries, check-in and
check-out, issuing receipts and banking processes;
cleaning and maintenance of amenities, cabins, and facilities;
grounds and garden maintenance;
supply of consumable goods; and
daily, weekly, and monthly reporting.
The contract is commission based from revenue generated by the holiday park, paid in arrears on a monthly
basis. Tender submissions are to include the percentage of commission required to operate the park as per
the attached Management Agreement. The parks history and forcasted revenue data has also been
provided to assist with the development of Tender submissions.
Mooloolaba Beach Holiday Park is one of six (6) holiday parks operated by the Sunshine Coast Holiday
Parks business unit of Council. The business and marketing plan of Sunshine Coast Holiday Parks has
provided a solid platform with the branding, website and other marketing and promotional material in recent
years. The website features an online booking tool to enable customers to book sites and cabins via the
internet which has been well received by the market.
The business and marketing plan is to continue to concentrate on the tourist market by ensuring a reliable
3.5 star rating of the park is maintained. This is achieved by having well presented and maintained holiday
park facilities. The successful management team will be expected to maintain this standard and provide a
family friendly atmosphere. This holiday park is planned to be fully re-developed in 2019 to make a state of
the art iconic holiday park, befitting the premier beachfront location.

Direct contact with any elected member of Council or Local Government Employee regarding any part of
this Tender, other than those listed in Schedule 1 Item 5, is prohibited.
Any prohibited contact with a Local Government Employee or elected member of Council may result in
the Respondent or Prospective Respondent and their Tender being disqualified from the Tender
Process.
The Tender Process Terms will take precedence over information contained in this part in the event of
conflict between the two.
