The purpose of this research is to analyze Laporan Arus Kas as the


measurement of the financial performance in property firm which is registered in
Bursa Efek Indonesia by using Cash Flow Statement period 2011 2015. The data
which will be used is a secondary data such as Cash Flow Statement and Real Estate
2011-2014. Data is collected by technique documentation and bibliography, while
analyzing data is done by using descriptive analyze.
Based on the result, there are twelve firms which are working in property and
real estate. There are some differences in their performances when arranging the cash.
There is only one firm, PT Plaza Indonesia Realty Tbk., which has a good
performance. It is because the firm is really capable to produce cash and buy aset
based on the fund that they have gotten. Then, the firm do not borrow fund from third
person, even it is capable to divide the dviden, based on the activity.
Based on the average of firms performance, investation activity, and financial,
there are ten firms which have good value, they are PT Agung Podomoro Land Tbk,
PT Alam Sutera Realty Tbk, PT Sentul City Tbk, PT Bumi Serpong Damai Tbk, PT
Ciputra Development Tbk, PT Intiland Development Tbk, PT Duta Pertiwi Tbk, PT
Bakrieland Development Tbk, PT Kawasan Industri Jababeka Tbk, dan PT Lippo
Karawaci Tbk. It is because they are capable to produce cash, but half of them also
not capable, and the firm still doing the investation by buying aset. Meanwhile, from
the fund activity, it is hard to pay the dividen.
There is only one firm which is not really good, based on its performance and
the investation activity, it is PT Summerecon Agung Tbk. It is not capable to
produce the cash, and it makes it cannot be able to do other investations. Even the
firm cannot be able to pay the dividen, and it is hard to pay aset, it pay by doing
instalment.
