About Kensington & Chelsea TMO

The TMO was formed in 1996 when the Royal Borough's tenants and leaseholders
voted to take over the management and improvement of their own homes. We were
the first borough-wide tenant management organisation in the UK and the only
tenant led ALMO - a not for profit company providing landlord services to almost
10,000 homes in Kensington and Chelsea.

We employ about 200 staff in offices situated around the Borough and were awarded
three stars excellent prospects by the Audit Commission in 2006.

Over the last few years the TMO has undergone change in relation to its Constitution
and Board, and more recently, in relation to the Executive Team. A new Chief
Executive, Robert Black, joined the TMO in May 2009. Robert is committed to
developing and continuously improving the TMO, in partnership with the TMO Board,
residents, staff, the Royal Borough of Kensington and Chelsea (RBKC) and a range
of external stakeholders to ensure that the TMO makes a real difference by providing
excellent services and value for money.

Job Description

Job Title Graduate Surveyor

Department Repairs

Reports to Surveyor

Job Purpose To assist the Surveyors and Inspector to carry out their roles and
responsibilities within a total stock size of approx. 10,000 properties across
the Royal Borough of Kensington & Chelsea.

Salary 20,000 27,100

Hours 36 hours per week, Monday to Friday

To assist in carrying out structural surveys, assisting in the production of

Direct in line with available budgets and property/estate investment needs,
liaising with resident groups as necessary.

To assist in property inspections.

To assist in the preparation of contract documents. To take into account


OJEU and Section 20s.

To assist in comprehensive contract monitoring and control.

In liaison with the Surveyors, to ensure compliance with specification


requirements, including health & safety legislation, construction design
management, control of asbestos regulations.

In liaison with the Surveyors, to ensure all works are procured in


accordance with the TMO contract regulations and within budgetary limits.

To undertake any site visits and progress inspections as necessary to


ensure satisfactory completion of works to standard and timescale.

To work with the contract management team to resolve communal M&E


issues affecting residents.

In liaison with the Surveyors, to ensure all asset registers and other
statutory documentation are obtained, recorded and maintained.

To take part in the out of hours call rota.

To undertake any other duties as directed by management.

Terms and Conditions

Salary

You will be paid monthly - on the 15th of the month - and your pay is to be credited to
your bank or building society.

Hours

A 36 hour week is worked, Monday Friday, but you will be expected to work the hours
necessary to discharge the duties of the position.

Annual leave

Your annual leave is dependent upon your conditions of service and length of
continuous service. The annual leave for this position is 26 days per annum and 28
days after 5 years service.

Probation

All employees have a standard probationary period of six months.

Season Ticket Loan

Interest-free season ticket loans are offered from six months service, which are paid
back in monthly instalments through the payroll.

Pension Scheme

The TMO is an admitted member of the Local Government Pension Scheme and
provides for an employee contribution of either 5.9% on annual salaries from 15,801
to 20,400, 6.5% on annual salaries from 20,401 to 34,000 or 6.8% on annual
salaries from 34,001 to 45,500. An additional contribution is payable by the
employer.

This is an exciting opportunity for a Surveying Graduate with an interest in residential


property to develop experience on a wide variety of projects in a progressive
organisation whilst receiving support to complete RICS APC.

We are looking for an adaptable and methodical individual to provide a


comprehensive range of effective, responsive surveying services. As part of a team,
you will help drive the continued improvement of the Repairs service, assisting with
carrying out structural surveys, assisting in the production of detailed specification of
necessary works, procuring of works and managing on site to completion. You will
assist with property inspections and monitoring contractors performance, all in
liaison with tenants and contractors.

to deal with all contacts calmly and professionally and be able to plan your workload
effectively.
