This Contract Agreement No: AK2014 made on the 22ndday of September 2014, between
Mr.-----------, Residing at No. ---, -----------. herein after called The Client or its assigns on
one part and M/s ----------, Represented by its Proprietor Mr. --------, having their registered
office at No.-------------, hereinafter called The Contractor on the other part,
Whereas The Client is having a property at ----------- around ----- Sq.Ft Area and he proposes
to Construct a Residential Flats in his premises. Now the Client is giving contract to M/s ------,
to execute the Civil Construct Works and has accepted the offer submitted by The
Contractor for the execution and completion of schedule mentioned Works and the rectifying of
any defects therein.
CONTRACT CONDITIONS
1. Time of Completion
The Contractor shall endeavor to complete the work to enable hand over of the project
according to the milestone date of the project within a Period of Four Months. The date of
Commencement shall be reckoned as 22ndday of September 2014. The Contractor shall strictly
observe time allowed for carrying out the work and it shall be reckoned from the date of written
order to commence the work. The work shall throughout the stipulated period of the Contract be
proceeded with all due diligence and if The Contractor fails to complete the work within the
specified period shall be liable to pay compensation of 0.1% of contract amount per day of delay
to The Client subject to a maximum of 5% of the value of contract.
2. Scope of Works
The scope of works of this contract, are as follows.
Construction of residential Building as per the Approved Layouts.
3. Payment Terms
Agreement & up to Basement - 15%
On Commencing the Brick Work - 15% -
Lintel - 10%
Bricks over lintel - 10%
Roof - 20%
Plastering - 10%
Wood work - 5%
Electrical & Plumbing - 5%
Tiles - 5%
Painting - 5%
5. Space at Site
The Client shall provide open space within the property to put up The Contractors Site
office, Fabrication Yard and Stacking yard. The Contractor shall also provide sufficient
facilities to the Contractors labors to maintain hygiene by way of toilets, bathrooms etc. The
same shall be demobilized and handed over to The Client upon completion of the project, in
the original condition.
6. Personal Conduct
The Contractor will be responsible for labor and employee conduct on the premises.
Alcohol/Narcotics, Horseplay, Fighting, Gambling, possession of weapons are strictly
forbidden. The Contractor must provide his own security to enforce personal conduct and
safety of materials / tools / accessories.
8. Safety
In respect of all Labour, directly or indirectly employed in work for the performance of the
Contractors part of the agreement, The Contractor shall at his own expense arrange for all
safety provisions as per Indian Standards Institution, Electricity Act,
Report of Accidents the Contractors Safety Office must inform The Client of all accidents
on site. It is the responsibility of The Contractor to insure their labourers adequately and to
adhere to ESI / PF Acts.
9. Insurance
The Contractor shall at his own expense carry and maintain insurance with a reputable
Insurance Company, Contractors All Risk Policy CAR policy, Workmans Compensation
policy & The Companys Liability for Damage of Property. The Contractor has to take
insurance cover at their own cost.
13. Arbitration
In the event of any dispute of differences arising between the parties relating to their respective
rights and obligations under this contract or the work executed there under, whether during the
continuance of the contract or after its termination, the same shall be referred to arbitration. The
arbitral tribunal shall consist of three arbitrators, each party herein namely The Client and
The Contractor shall appoint one arbitrator each and the two appointed arbitrators shall
appoint the third arbitrator who shall act as the presiding arbitrator. The arbitration proceedings
shall be governed by the provisions of the Indian Arbitration & Conciliation Act, 1996 or any re-
enactment or statutory modifications thereof for the time being in force. The venue of the
arbitration shall be at CHENNAI only.
1. STRUCTURE:
(a) RCC Framed Structure, all round Brick Plastered and Finished with Cement paint internally and
externally.
(b) RCC Column with isolated a connected to Plinth beams. RCC to the column must be with the
Column Box only.
(c) Footing must be with 4-00 x 4-00 Size to be provided. All RCC Work Must be with mix rate
1:1.5:3 with 430 Kg of Cement to be done. Column from Basement to Roof level shall be with
mix rate 1:2:4 with 380 Kg 0f Cement to be done.
(d) Basement Level up to 4-00height from the main road near the site. Plus basement built beam
provided. Extra height will be paid separately by the owner.
(e) Roof slab height 11-00 from in ground floor level including No. of slab thickness.
(h) All inner walls shall be single brick work in 0-4.5 cm.
(l) All Steel reinforcement work shall be as per the approved structural layouts only.
(m) The P.C.C. for the floor will be of 1:4:8 with 40 mm ballast for 4 thickness.
(n) RCC 1:2:4 mix for columns, lintel, loft and sunshades roof Slab with 380 Kgs of Cement Mix.
2. KITCHEN:
(a) Cooking Platform 2 0 wide granite slab with granite sink (20 x 15)
(c) Providing Taps line for sink and outlet for drain.
(d) Glazed tiles fixing up to 2 0 height over the kitchen working table.
(f) Kitchen slab will be Granite with a R.C.C. slab at the bottom approved by the client..
3. ATTACHED TOILET:
(a) Toilet will be quality ceramic tile up to 7 height from floor level and Indian / Western
Closet Hindustan one wall mixer for both flooring will be glazed tiles fittings
(b) All Taps and shower will be C.P. finish make of waterman/Metro

5. PLUMBING:
(a) All plumbing works shall be with CPVC & PVC pipes of reputed makes. One washbasin
provided.
(b) Concealed plumbing with good quality fittings (ISI) Finolex / Ashirwad
6. ELECTRICAL:
(a) Wiring will be in concealed PVC conducts with copper wires and switches - levon
(b) One light point, one fan point and one 5 Amps, 5 pin socket each will be provided in Hall,
Kitchen and bed room. Switches will provided as per room requirement.
(c) One Light point will be provided each in service over, bath room and balcony,
7. JOINERIES:
(a) Main doors : Teak wood door frame and paneled shutters with teak veneer and polished.
(b) Other Doors: Teak-II/Padak wood doors frame and finish shutter with enamel paint.
(c) All windows one of Teak-II/Padak frame of glass shutters with paint finish.
(d) One teak wood door of size 7x3-3 with 5x3 door frame size for main door.
(e) Teak-II/Padak wood door of size 7x3 with 4x 2 door frame size and molded flush door
will be provided .
(g) Windows shutters will be 3 x 1/2 frame and 4mm head glass fixed .
(a) Windows size Hall 4x4 Bed room 4x4 Kitchen 3x3 and will be provided for all windows.
(b) Ventilators provided only bathroom and fixed with M.S. Rod.
8. CUPBOARD:
Cupboard will be provided in bedroom, and kitchen of sizes 4x7, bed Room, Hall 4x4 as per the
design of the client.
Any Extra cub board the client have to pay the amount separately.

10. PAINTING :
(b) Doors and Windows Will be given three Coats and painting one primmer and two Coats of
enamel paint Asian paint.
(c) The wall will be given three coats of painting one White cement coats and two coats of emulsion
Asian ACE.
(a) All grills will be given three coats one red Oxide coats and two coats
Paint of Asian Make.
12. NOTE:
(a) Metro Water line, Drainage Line& E.B Line , E.B Main Pannel Board shall be under the scope
of the client.
(b) Additional Works if any, Client have to pay the amount Separately to the contractor.
(c) Period of construction is six months.
EXTRA WORK:
In Witness whereof the parties hereto have caused this Agreement to be executed on 22ndday of
September 2014 written in accordance with their respective laws.
