CENTER DEVELOPMENT PROJECT

The Newest Odd Couple: Real Estate Developers and Urban Farming
Environmentally conscious construction and building systems are old news at this point, but
building-integrated food production is a relatively new, though growing, and area of focus. And
its led to a bit of a strange bedfellows situation: As both urban agriculture and real estate boom
in a number of cities, real estate developers are looking to small-scale local growers to augment
their plans. At the same time, food activists are beginning to recognize how even luxury builders
can advance their cause.

The challenge and scarcity of domestic or local source of agricultural yield for the next decade
has been an inevitable frontier that must be dealt with utmost urgency. While statistically,
Agriculture has recovered with a high of 5.28 percent growth in the first quarter of 2017 after
several quarters of declines. All subsectors posted output increments with the crops subsector as
the major growth driver during the period. At current prices, gross value of agricultural
production amounted to P407.6 billion. This was 8.79 percent higher than the previous years
record.
Production in the crops subsector went up by 8.28 percent during the reference quarter. It
contributed 53.66 percent to the total agricultural production, our local output in rice and corn
farms increased by 12.38 percent and 23.44 percent, respectively. Production gains were also
noted among sugarcane, banana, pineapple, tobacco, peanut, mongo, cassava, tomato, garlic,
onion, eggplant and rubber. At current prices, the subsector grossed P233.5 billion which was
10.45 percent more than last years gross receipts.
The livestock subsector posted a 3.22 percent growth in output in the first three (3) months of
2017. It accounted for 16.85 percent of total agricultural output. All components of the subsector
recorded production increases. Hog, the major contributor to the subsectors performance
registered a 3.50 percent growth in production. The subsectors gross value of output amounted
to P65.4 billion at current prices, representing an increase of 9.37 percent compared to the same
period last year.
The poultry subsector with its 15.35 percent contribution to total agricultural production came up
with 1.88 percent increment in the first quarter of 2017. Output gains were recorded by all
components of the subsector. At current prices, gross value of poultry production amounted to
P52.9 billion, or 2.18 percent higher than previous years record.
The fisheries subsector produced 0.73 percent more output during the period. It contributed
14.15 percent to total agricultural output. Production increases were noted for skipjack at 43.10
percent, yellowfin tuna at 17.32 percent, tilapia at 2.08 percent and seaweed at 1.26 percent. At
current prices, the subsector grossed P55.7 billion. This indicated a 7.95 percent improvement
compared to last years gross earnings.
On the average, prices received by farmers increased by 3.34 percent in the first quarter of 2017.
Price gains were higher in the livestock and fisheries subsectors at 5.96 percent and 7.17 percent,
respectively. The crops subsector posted an average price increase of 2.01 percent, while prices
in the poultry subsector inched up by 0.29 percent from the 2016 record.
Questions:
1.0 The gains and increase in crop production and livestock can be attributed to what factor?
2.0 Can this be sustained through conventional and traditional means?

What is AGRITECTURE?
Architecture and Agriculture must be designed in collaboration and with complete synergy.
Taking cue on these design requirements for building to become responsive to Climate Change
and Preservation, Architecture should still evolve critically on how to be responsive to the time.
Agriculture, one of the source of economic dynamism and means of food supply, is often geared
and focused on developing production, research, sustainable growth and environmental factors.

Agriculture or farming is the cultivation and breeding


of animals, plants and fungi for food, fiber, biofuel, medicinal plants and other products used to
sustain and enhance human life.[1] Agriculture was the key development in the rise
of sedentary human civilization, whereby farming of domesticated species created
food surpluses that nurtured the development of civilization. The study of agriculture is known
as agricultural science. The history of agriculture dates back thousands of years, and its
development has been driven and defined by greatly different climates, cultures, and
technologies. Industrial agriculture based on large-scale monoculture farming has become the
dominant agricultural methodology.Architecture (Latin architectura, from the Greek
arkhitekton "architect", from - "chief" and "builder") is both the process
and the product of planning, designing, and constructing buildings and other physical structures.
Architectural works, in the material form of buildings, are often perceived as cultural symbols
and as works of art. Historical civilizations are often identified with their surviving architectural
achievements.

"Architecture" can mean:

A general term to describe buildings and other physical structures.


The art and science of designing buildings and (some) nonbuilding structures. The style of
design and method of construction of buildings and other physical structures.
A unifying or coherent form or structure. Knowledge of art, science, technology, and humanity.
The design activity of the architect, from the macro-level (urban design, landscape architecture)
to the micro-level (construction details and furniture). The practice of the architect, where
architecture means offering or rendering professional services in connection with the design and
construction of buildings, or built environments.
The clamor to come up with unique Residential Development projects that comply with
sustainable and green design had been prevalent with the idea of using renewable energy, waste
water management, sewage treatment and solid waste management and other initiatives aimed at
in developing a progressive and responsible design development solution.
While it is known that Urban Designed Residential and Lifestyle Development prospered
throughout the years. Its focus and theme were greatly focused on dwelling units designed to
commune with social and basic neighborhood facilities for convenience and conduciveness. The
core is just for Human Settlement and artificial sustainability. It is therefore also significantly
important that Land Development should also be sensitive and geared with conscience. The
challenge gave birth to various conceptualizations on Green Architecture and Sustainable
Development. The type of Architecture to be sensitive should also address the environs and the
relationship of Human Beings and its immediate existence through nature. To do that, The
Architect / Designer should be able to address Human existence in collaboration with the
environment and how He can exist with how the environment can sustain Human existence.
Ancient Civilization relied on Agriculture and Fishing for their Physiological existence. Farming
and Fishing became their main food staple and thus, their economic survival relied entirely on
these two denominators. For us to move forward and sustain environmental equilibrium, as well
as sourcing of food and shelter becomes harmoniously blended as they should be. Agriculture,
Livestock and Fishing had long thrived as the main source of human consumption.

PROJECT DESIGN REQUIREMENTS:


You are to design an AGRI-RESIDENTIAL ESTATE AND URBAN CENTER
DEVELOPMENT PROJECT with the following design requirements:

*Make a research on the implementing guidelines and provisions of this law (REVISED
RULES AND STANDARDS FOR ECONOMIC ANDSOCIALIZED HOUSING PROJECTS
TO IMPLEMENTBATAS PAMBANSA BLG.22O)

PROJECT SITE:
You are to allocate an development area equivalent to 100 hectares. Form and
design of the lot shall be according to your discretion.

PROJECT DRAWING REQUIRMENTS:

1.0 Site Development Plan (at any convenient scale)


2.0 Dwelling unit floor plans (30% single detached; 30% semi attached; 30% duplex units; 10%
rowhouses) at any
3.0 Dwelling unit elevations (front, left side, right side, rear) at scale 1:50 mts.
4.0 Dwelling unit sections (cross and longitudinal sections) at scale 1:50 mts.
5.0 Land use and zoning plan of the Site (represented using colored highlights) at scale 1:50 mts.
6.0 Concept Boards (Design Philosophy, Design Objectives, Form Concept, Design
Considerations)

DRAWING SUPPORT AND MEDIUM:


1.0 All Architectural Plans (Floor Plans, Elevations, Sections, Site Development Plan, Land
Use Plan) shall be prepared using 20 x 30 Illustration boards (with plastic cover) and
ring binded
2.0 Concept Boards shall be placed and presented in a 20 x 30 sintra board. Ring Binded
together with the Architectural Plans
