Introduction
Our client is a Real Estate company named Pleasant Ville Inc. (hereby referred to as the
Company), an American corporation with over $500M in annual revenue and is one of the
top brands in this business. The company owns several residential properties across the US
and is headquartered at New York.
This Request for Information (RFI) is comprised of two components:
Request for information regarding various service offerings and capabilities to build
an analytical solution for the company
Request to exhibit approach and methodology for analyses in order to achieve the
companys objective

Background
As mentioned above, the company owns several properties across the US and one of them in
a private residential colony in Chicago with about 3,000 apartments. The apartments are
varied in nature with respect to number of bedrooms, finish type, garden facing/lake views
etc. The major revenue source for the company is rent generated by leasing out these
apartments. Although a small percentage of the revenue is also generated by selling some
apartments.
The company has a vast network of customers having diverse demography and it focuses both
on retaining its customers by renewing the existing leases as well as acquiring the new
customers.
The CEO of the company has assigned the head of its strategy unit with several initiatives, one
of them is related to this RFI. The strategy is tasked with designing ways to increase the top
line every fiscal. The team presently uses secondary research and heuristic based approach to
design customized solution to increase revenue from both existing and new customers. Also,
the team is extensively involved in various above the line and below the line advertising.

Situation
In spite of a dedicated team focusing on the top line, there has not been a significant
incremental YoY benefit. The additional YoY revenue generated is majorly attributed to the
prevalent economy and rental rate correction based on existing market rate. The company is
looking for a long term data driven solution by leveraging the rich lease/customer database
which they are maintaining over the years to glean insights for increasing top line. Below is

Engagement Objectives
The company would like PwC (hereinafter referred to as "the firm") to come up with
metrics/drivers impacting revenue. Pleasant Ville Inc. wants the firm to work on the following
key objectives:
Utilize firms analytics and consulting capabilities to come up with list of hypotheses
and relevant datasets required to analyze the hypotheses
Using the above hypotheses, identify and calculate key metrics impacting top line
Provide recommendations to fill identified gaps to shore up the top line

Submission Requirements
Phase-1 (RFP):
The response submitted by the firm, latest by 24th July 2017, should detail out the following
mandatory information required by the company for evaluation of the response. Please restrict
your response to maximum 7 slides excl. title and agenda slide. If there is any
additional content that is relevant to the problem statement, please put that in the appendix
section. Please note that Pleasant Ville Inc. will only reply to any major or critical questions
from the firm. Also, make sure to mention the name of your team while submitting your
response and also during any email communication. Your response needs to incorporate:

Your capabilities: A brief description about the firms capabilities/skill sets and the kind of
projects that the firm specializes in

Project Understanding: A brief description of the objectives of the current project


engagement as understood by the firm

Approach and Methodology: This section will detail out how the firm intends to perform
the analysis and the underlying framework for the same

Data Requirements: This section should contain the detailed data requirement for a
successful execution of the project as envisioned by the firm. In general, the firm may use any
third party data from a reliable source as long as it is publicly available

List of Deliverables: This section will detail out the list of deliverables (along with samples
as applicable) that the firm will provide to the company

Project Timelines: This section should detail out the timelines for the project, along with
any time commitment required from the company. Senior management from the company will
be available for a conversation (15 min) with the shortlisted proposals to answer any queries

Resource Requirement & Cost: This section should detail out the engagement team for
the project with description of work assigned to each team member and the proposed cost

Phase-2:

The company will issue Phase-2 details to only those teams that are shortlisted from Phase-1.
