If u have installed Corel 12 uninstall it.

The original trial file u have downloaded from corel.com is a self extracting zip. When u
run it u will notice that it extracts the required files to a folder named
'CorelDRAW Graphics Suite 12 Installer' under 'Program Files'

In this folder u will find the 'CorelDRAW Graphics Suite 12.msi' file.

Overwrite this file with the one included in the download mentioned above. Now reinstall
Corel from 'CorelDRAW Graphics Suite 12 Installer' folder (NOT from the original Trial
download). Use the serial in the sn.txt file.

After installation is complete, run the data_ssg.exe file. Press the first button of the two at
the bottom to patch Corel.
