NON-EXCLUSIVE AUTHORITY TO LEASE

This is to authorize JUSTIN TIME, a licensed real estate broker with office
address at AAA Tower, 17 Maison Avenue, Makati City, to do and perform any
and all of the following acts:

TO RENT OUT my property located at ____________________________________.

That Mr. Time shall receive a commission fee equivalent to ONE (1) MONTH
RENTAL as stipulated in the CONTRACT OF LEASE, payable upon the execution
of the instrument.

In case of renewal of lease, MR. TIME shall receive an equivalent of ONE

(1) MONTH RENTAL for every year of lease as stipulated in the Contract of Lease,
payable upon the execution of the instrument.

This Non-Exclusive authority shall become be valid for ONE (1) YEAR from
the date hereof unless sooner revoked by either party with written notice.
