Certification from the Board
1. The Real estate service practitioner would need to procure from the real estate property owner a Notarized Authority to Sell specifying therein the duration of such authority. 2. The Real estate service practitioner would then need to register with the Board the said authority and renew such authority when it so warrants. 3. If the real estate transaction materializes within the duration of the given authority and would then need Certificate Authorizing Registration (CAR) from the BIR for the conveyance of the property, the Board shall issue a certificate whether or not the transaction has been effected by a Real estate service practitioner indicating therein the following: Name of The Real Estate service Practitioner Address PRC License Number PTR Number 4. If within the records of the Board, there are no registered real estate service practitioner, the Board will issue a certificate that there is no service practitioner and the transaction has been effected directly between the owner of the property and the buyer. With this, the said practitioner would be held accountable throughout the usual process of land registration including but not limited to the required correct payment of taxes. This will ensure accountability throughout the process of the conveyance of the land until a new tax declaration has been issued. The service practitioner may delegate any of the process but would still be under his direct supervision.
