LESSEE DEED

This deed of lease entered in to on this day of 1st May 2018 between C.M. Periyasamy S/o,
Maruthachalam, 1/263, Thiyakikal Thottom, Chinniyampalayam ,Coimbatore - 641062.
Hereinafter referred to as the lessor on the one part

And Mrs.K.R.Latha W/o T.Karuppan Chetti, 47, Ganesh Nagar, THanneerpandal,


Peelamedu, Coimbatore – 641004. Proprietor M/s Latha Poly Packs, Hereinafter called the
leesee on the other part.

Whereas lessee Mr.K.R.Latha, Proprietor M/ s Latha Poly Packs, approached the lessor , to take
on lease the land building at 2/342- N , Opp-EB ofiice, Irugur Road, Chinniampalayam ,
Coimbatore — 641062 measuring 2000Sq.ft for using as Home appliances Mfg Industry and
office for their products.

Whereas the lesser who is the absolute owner of the premises fully described here under has
agreed to give on lease the same and the lessee has agreed to take the same on lease. This lease
deed is entered into subject to the following terms and condition.

1. The Premise fully described here under is and is alone the subject matter of the lease.
2. The period of lease shall be for 11 months from 1st May 2018. Yearly 10% Increase of
Rent of Previous Year.
3. A sum of Rs.1,00,000/-(Rupees One lakh only) has been paid on the date of agreement by
the lessee as advance. This advance shall remain with lessor till the leesee surrenders
possession and the advance amount shall be returned without interest subject to other
right of the lesser.
4. The lessee is not entitled to adjust the advance against the rent payable by them.
5. The lessee shall use the premises for the purpose of their Mfg Industry Cum branch
office.
6. The lessee has no right to assign or transfer its lease hold rights to either in part or in full
without the written consent of the lessor.
7. The leasee shall maintain the building in a good condition.
8. The lessee shall not alter, modify add to or demolish the existing structure in any manner.
9. The lessee shall pay the electricity charges for the premises occupied by them.
10. If the either party wants to vacate it during the , shall give 3 months notice in writing .
11. On the expiry of the lease period the lessee-shall peacefully surrender possession unless
by consent the lease period is extended on such terms as may is decided upon by the
lesser.
