Construction Methods
Note:
All works will be approved in accordance with related method statements and risk assessment of the
associated trade,
Demolition incl preliminary work
The site currently consists of a large 2 storey house which will be demolished with the use of the
following:
Ino 20ton demolition excavator
Various hand tools
Dust protection (debi
netting) and dust suppression (water hoses)
All necessary measures have been taken in protecting the public and local residents,
There are detailed surveys of the existing services together with decommissioning and appropriate
‘method statements, will be established in conjunction with the requirements of the development. These
will be agreed with respective utility companies and authorities at an early stage and in advance of
demolition activities,
Itis envisaged that all preliminary works (i. tree protection, hoardings and asbestos removal) will be
complete prior to the main demolition. The proposed site will be hoarded and secured prior to
Demolition activities commence, Site access will be assessed and appropriate safe routes established for

During the demolition stages, the use of ‘deconstruction’ techniques and methodologies to prevent
excessive noise, vibration and dust will be used to minimise disruption to the neighbours. Fine sprays will
be used to minimise dust migration, together with wheel washing and management of debris/stockpiles.
Noise generation, particularly during demolition, is a key consideration, The management and use of
main plant and machinery will be strictly controlled, well maintained, baffled and switched off when not
inuse.
Any hazardous substances such as asbestos containing materials will be removed by a
ina safe and controlled environment.

Demolition work in affected buildings will be commenced only after such materials are removed.
‘Materials arising from demolition and excavation operations will be reused wherever possible on.the site
or recycled for use elsewhere, Materials unsuitable for reuse will be disposed of at appropriate landfill
sites.Excavation and Piling (if piling required)

If It is envisaged that piled foundations be required then the use of continuous flight augered piles
favoured over driven piles to minimize noise and vibration effects.
Muck-away lorries will be used to remove material arising from the pile borings followed by deliveries of
concrete and reinforcement to form the piles.

Reinforced concrete ground beams will be used
Frame Construction
Construction framed lower ground floor building with concrete slab. Brick and block walls with precast
conerete slab infills to upper floors. Mobile cranes will be used to erect precast floors distributing
formwork and other trades materials onto, around, and off the site.
Concrete will be delivered using ready mixed concrete trucks and distributed using mobile concrete
pumps.
Envelope
Its intended that the envelopes of the proposed buildings will use a variety of
systems including traditional masonry, rendered blockwork and glazing
Construction Traffic, Site Access & Ofloading
Management and co-ordination of construction traffic and deliveries, including
provision of designated parking, off-loading areas and storage compounds, will be
provided within the site to avoid vehicles queuing along the road causing conflict with other vehicles or
accessing the neighbouring residential area
‘Where required, the Police ancl Highways Authority will be consulted on these and
other traffic management issues, including future periods of high construction
traffic movement all vehicles leaving the site will be subject to a wheel-washing regime
Designated areas within the site will be identified for site accommodation and welfare facilities for
construction workers. Where possible these will be located close to the relevant work site.
Safety and Security
All entry points to the particular site will be gated

Regular appropriate notices will be provided to local residents and statutory bodies during construction,
Sustainable Construction
Wherever possible, sustainable forms of construction will be used. Emphasis will
be placed on the use of recycled materials or materials from renewable sources.
Procedures to minimise waste will also be implemented bases on our site waste management plan.
Summary
All construction sites have the potential to cause temporary nuisance anddisruption to other users of the site, neighbouring properties, car users and
pedestrians in the locality of the works. Consequently, various mitigation measures
will need to be addressed and incorporated, as appropriate, into the design,
construction programme and sequence of work in order to minimise the residual
impacts of the following:
Noise, vibration, dust and odours.
Vehicle/plant emissions,
Off-site traffic — congestion.
Restrictions on pedestrian access - walkways, footpaths and roads
Exposure of the workforce and others to deleterious/hazardous materials,
including asbestos.
Contamination of water courses.
