u The Lannister home will represent the warmth and tradition this family
emanates. The English style, using Hepplewhite furniture, will use geometric
shapes and the classic shield shape found in the Hepplewhite chairs. The
furniture arrangements will mirror the symmetry found on the facade of the
building. The seating choices will have mixed textures depending on the use of
the space. All fabrics will be easy to clean, yet retain the traditional feel of the
home. This forever home will have three bedrooms, a reading space and
office area, kitchen, dining, and living space. The design will showcase
traditional design elements, while still incorporating twenty-first century design.
Some of these design elements include crown molding and wainscoting. This
home will use creams and mahogany browns with accents of orange and
blue tones to create the English style the couple desires. The reading area will
have built-in shelves for all of the Lannister’s collection. There will be plenty of
added storage throughout the home for all the memorable pieces the couple
has picked up in their lives. Wall space and shelving will feature family
photographs.

The purpose of building codes are to provide the minimum standards and requirements for
the design and construction, demolition, alteration or modification of any new or existing
structure to protect and preserve the public safety, and general well-being. State building
codes are an important key factor in keeping occupants of a structure as safe as possible.
Failure to adhere to building code, can at a minimum cause the general contractor or
owner of a property to be fined by the state and/or local government. At a maximum not
adhering to building code could lead to demolition of the building if not compliant. Not
adhering to codes when building could easily lead to injury of a person, or loss of life. There
are several phases in construction: the 1st phase is submitting plans to the city building
department, and these plans must be approved before you even break ground. Once the
plans have been approved, then there is a list of permits that must be pulled. After each
stage of construction, you must schedule an appointment and have an inspector come to
the build site and approve the work that has been done. After the inspector approves the
work, then construction may continue. This process goes on until the final inspection, and the
general contractor receives the Certificate of Occupancy (CO).

TOPIC 2: Discuss the advantages and disadvantages of using sprinklers in residential applications. Identify if sprinkler
systems are required in new residential construction in your locality. Explain if you feel they should be required in all
renovations of existing residential buildings.
The primary advantage to installing a sprinkler system into a residential space is the guaranteed assurance that if
a fire were to occur within the home, the fire department would be able to quickly and expeditiously connect to
an established water source that is located within close proximity to the dwelling to contain the fire as best
possible. Here in the state of Florida the requirement for all new residential and commercial spaces to have an
installed sprinkler system was mandated based on a state law that was passed in 2009.
With regards to NFPA 13 E (National Fire Protection Association - Recommended Practice for Fire Department
Operations in Properties Protected by Sprinklers and Standpipe Systems) – Chapter 2 specifically discusses the
properties protected by automated sprinklers. Within Chapter 2, Code 2-2.4 explicitly states that residential
owners need to ensure that there is a means by which the fire department can easily access the residence once
the sprinkler system has been activated to counter the detected fire.
While the Lannister will be residing in a building that has not been deemed a historical building, the age of the
building and the era in which it was constructed should be taken into consideration in terms of the building
construction and the codes that local codes that were in place at the time of the building’s construction. While
the Lannister’s building should be in compliance to current regulations that govern the District of Columbia, the
2013 Construction Codes of Washington, DC note that according to 101.3 DC Residential Code notes:
“101.3.3 Scope. The provisions of the Residential Code shall apply to the construction, alteration, movement, enlargement,
replacement, repair, equipment, use and occupancy, location, removal, and demolition of detached one- and two-family
dwellings and townhouses not more than three stories above grade plane in height with a separate means of egress and their
accessory structures.”
“Exception 2 - Owner-occupied lodging houses with five or fewer guestrooms shall be permitted to be constructed in
accordance with the Residential Code when equipped with a fire sprinkler system in accordance with Section 2904 of the
Residential Code.”

The overshadowing disadvantage of not having laws that govern the requirement of a sprinkler system
installed within a residential dwelling would only increase the number of fires that occur within the
continental United States on a yearly basis. Historical buildings are no exception especially due the fact
that many houses that were built in the 1950s or 1890s inherently have some structural or material issues
that were not considered issues at the time of their respective construction. When we think about the use
of asbestos laden materials or the use of tube and knob electrical connections or the use of non-
flammable insulation materials are things that a homeowner may not necessarily take into consideration
when looking at purchasing an older residence or in the case of the Lannister’s, who have opted to move
into an older building that undoubtedly has structural issues that are either seen or unseen.
I digress a bit but want to share this story because it is a memory that I still think about whenever I talk with
my cousins about the work that they continue to do to the family home. My father and his seven siblings
and parents lived in a beautiful four-story brownstone in Brooklyn, New York, which was built in the late
1890’s. My cousins have been made several changes to the house over the course of the last 20 years in
small increment, which has included new electrical wiring throughout the house, and the replacement of
all of the copper tubing (plumbing). The memory that has remained the most vivid is my fear of running
down the old and somewhat unstable wooden staircase from the first floor to the basement. The stairway
is narrowed compared to modern standards and on many occasions, I feared falling through one of the
wooden steps. But what always seems to linger in the back of my mind was what would do and how
quickly could we exit the house if there was a fire since the house has two full kitchens; one in the
basement and the other on the second floor. While my cousins have not installed sprinklers within the
houses as an additional safety precaution, the house is equipped with ample smoke detectors. But it is in
classes like this one that you have to think about the number of fires that could have been avoided had
state codes required some type of mechanism to reduce the threat of fires back in the late 1890’s.

All buildings whether new construction or renovation should be required by law to be compliant with
current sprinkler laws and there should be no exceptions included individual state laws that would enable
a business person or private owner to side step this essential element, which will protect the well being of
everyone living or working with the designated structure.
In conclusion, the fact that there are ample laws the govern the installation of sprinkle systems within
commercial and residential spaces is truly a “win-win” for everyone, especially the local fire department,
insurance companies, the homeowner, and the commercial business owner.

Fire and life safety should always be code compliant in residential design. Complying to fire
safety code regulated by the IBC, NFPA, and the city protects the health, safety, and
welfare of all persons (Code). Living in a building/home that is code compliant will reduce
the risk of injury, death, and property damage (Fire). It is also important to have fire and life
safety code compliance in a residential setting for the peace of mind of the persons living
there. If the building is fire code compliant, they will feel safe having their family reside in the
space in case something was to happen. It is better to be prepared and nothing happen
than to be unprepared and a tragedy result.
If code compliance is not met for fire and life safety it could result in serious injury, loss of
property, and even death. Many codes in the Pittsburgh area that are broken the most
include: altered sprinkler systems, faulty fire alarm systems, inadequate cooking suppression,
expired or missing fire extinguishers, and deteriorated fire escapes to name a few (Fire).
These violations are identified by PLI fire inspectors and must be fixed. All of the above listed
violations may not seem like a big deal, until something happens. If a fire breaks out in the
home, and any of these fire safety codes are violated, it could lead to entrapment, injury,
and death. The fire codes referenced in the chart are important in the current building
because there are shared walls with other buildings, and the first floor is a restaurant.

The NFPA 70® Code® is adopted in 50 State, it was first published in 1879. The code is the standard
for electrical installation, inspection, and use to protect people from avoidable electrical hazard.
There have been 15 code revisions since1974, the year the average American home was built. The
National Electrical Code (NEC) is updated every 3 years to include the latest in proven safety
technology. All the codes are familiar, they are implicated and adopted for the protection of the
publics. The Delaware State Fire Prevention Commission has officially, the adopted the 2014
National Electrical Code, NFPA as part of the Commission’s Authority for the 16 Delaware Code S.
6604. All contractors and electricians must be licensed by the state Board. Local jurisdictions may
require additional licensing. A licensee under this chapter shall perform all electrical services or
electrical work in accordance with the standards established in the National Electric Code (NEC)
as adopted by the Delaware Fire Prevention Commission and in any applicable local building
code. The version of the NEC applicable to a project is determined by the Delaware Fire
Prevention Commission. To perform “electrical services” or “electrical work” means to perform,
maintain, troubleshoot or supervise any electrical work covered by the National Electrical Code
(NEC) as adopted by the Delaware State Fire Prevention Commission which may include but is not
limited to the installation, erection, or repair of any electrical conductor, molding, duct, raceway,
conduit, machinery, apparatus, device, or fixture for the purpose of lighting, heating, or power in
or on any structure or for elevators, swimming pools, hot tubs, electric signs, air conditioning,

The final design grew from the original concept statement. The concept developed by reading
the client profile and getting to know the clients better. The concept was looking to imitate the warmth
and love the family has. This concept was further developed and implemented by the selection of
The project design goals were to create a warm space that carries on the Lannister family
traditions, using English Hepplewhite style as a guiding light, creating symmetry, adding storage, sticking
to the color scheme, and being easy to maintain. These goals were achieved by selecting the perfect
pieces for the space and concept. The storage was added through several furniture pieces and the
custom built-in. All selections match the overall color scheme. The materials chosen are all easy to
maintain and will leave more time for the Lannister couple to spend time with their grandchildren.
This design reflects the culture and diversity of the Lannister family by implementing their
chosen style with a modern color scheme. This gives this family a unique design that will stand the test
of time.
Working on the schematic designs for this project led to many revisions of the design decisions.
The main level of the home had to be reworked early on to incorporate a half bath for guest use. The
master bedroom was revised several times. Many of the revisions were still happening late last week.
Human factors make the space functional for the Lannister family. Human factors and spatial
relationships allowed the design to have adequate space between all furnishing for easy movement. It
This class has taught me how to efficiently design a residential space while using the proper
design process. Three concepts that will be the most helpful to me as I continue my studies in interior
design are how to properly select furnishings and other accessories, client questionnaires, and refining
AutoCAD skills. I will have to continually select furniture, accessories, finishes, and lighting throughout
my career. Client questionnaires help a designer get to know the client better and will allow them to
design a better space for the specified client. AutoCAD will always be an important tool as many firms
The group project made us work together from different states and time zones. This will help
market my team skills as I prepare to apply as a candidate at an entry-level position. I will also market
