The tie-up approval for the project is. however. subject to the following terms and conditions:- (The tie-up is approved on the basis of information / documents submitted by you in connection with the title over the property, obtention of various approvals, et (ii) The tie-up is subject to a simple letter of undertaking from you agreeing to:- (a) deliver the title deeds, in favour of the purchaser of the flat, directly to the Bank; (b) insist on No-objection Certificate (NOC) from the Bank before cancellation of Sale Agreement and refund of payment(s) received there under, if any. and (©) convey Bank's security to the Society, if any. proposed to be formed after completion of construction for noting Bank’s charge in the Society's records. (iii) Title verification has been completed for the project, based on the documents submitted by you. Individual customers of the project need not be subjected to Title Verification on case to case basis: (iv) Master Valuation has been obtained from: our panel. yaluer for the project. Hence individual valuation need not be obtained for each flat that is financed by the Bank: The details of the valuation approved in this regard are as under:= a) | Basic Rate Rs6500/- per sq yd after completion of all developmental works ) | Car Parking & Amenities NA L ©) | Expected Rent TNA | (¥) After sanction of the loan, disbursements will be made on behalf of the prospective Purchaser in the project against Tripartite Agreement executed by the Builder and the prospective buyer as per the terms and conditions stipulated therein, (vi) On receipt of the entire/part consideration amount, the Builder shall execute a proper Conveyance Deed/Sale Deed/Lease Deed in favour of the Borrower. The Builder undertakes to deliver the same along with original registration fee receipt directly to the SBI and not to the Borrower(s). Before the execution of the Sale Deed/Conveyance Deed/Lease Deed. the builder shall inform the SBI about the same on completion of the project. (vii) Home loans will be considered are as per extant instructions, applicable tromtime totime. (viii) Please note that disbursements will be made from the loans sanctioned based on the progress of construction. It is assumed that the property will be registered in the name of the purchaser / customer for the amount mentioned in the Sale Agreement and the sale deed will be delivered to the Bank directly: (1x) Please ensure to prominently display “GANGA GRANDEUR? - Project Tie-up with State Bank of India”, at all your promotional activities, on sign boards and inall your brochures and advertisements in newspapers, 2.
