Covenants of Arthur unregistered freehold are governed by Land Property Act 1925.After the receipt
of deeds from Arhur or his Lender,I have to make a deeds packet and record them in the Deed
Register.

I have to check the contents of the deeds.The covenant have to be passed to the Buyer,since Arthur
gave an indemnity covenant in 1957.I should make a note for myself that I have to mention that in
the draft contract.

When preparing the draft contract,I need a check back to earlier notes about existing covenants.If
the client does not transfer the covenants’ obligations,he remains liable.It’s my duty to disclose and
give notice of the matters binding the buyer;so,I have to make copies for the buyer’s conveyancer of
deeds containing covenants and include them in the Epitome of Title,which will be send together
with the draft contract.I retain a copy for myself (to save time in the future,if necessary)
