DEED OF UNDERTAKING

KNOW ALL MEN BY THESE PRESENTS:

WHEREAS, on May 15, 2019, JUAN DE LA CRUZ, married to JUANA DE LA

CRUZ, of legal ages, Filipino citizens, and residents of Barangay Sevilla Norte, San
Fernando City, La Union, received the Original Certificate of Title No. 1111 issued
by the Register of Deed of La Union from PJ J. MUNAR, married to CJ Sarmiento,
of legal age, Filipino, and a resident of Mexico, Pampanga;
WHEREAS, although the signing of the Acknowledgement Receipt meant that I
was cleared from all liabilities and obligations from the transaction, I am acknowledging
the fact that I have not paid the balance of SEVEN HUNDRED THOUSAND PESOS
(Php 700,000);
NOW, THEREFORE, for in consideration of the foregoing, I LETICIA O.
CALUPIG, hereby, by these presents, commit and/or undertake to pay POTENCIANO
J. MUNAR the balance on the amount of SEVEN HUNDRED THOUSAND PESOS
(Php 700,000) as stated on an executed Promissory Note, without any further
demand. Should I fail to honor this commitment and/or undertaking, I recognize the
right of POTENCIANO J. MUNAR to take the Original Certificate of Title No.
1576 from me without any further demand.
IN WITNESS WHEREOF, the undersigned hereby sets his/her hand this 16th
day of May, 2019 at City of San Fernando, La Union.
