RENTAL AGREEMENT

This Deed of Rental Agreement is made on this the __th day of April, 2018 at Chennai by & between
Mr. Vijay Sundaram , residing at 166, New Colony, Tuticorin-628003. Hereinafter called as OWNER/
LESSOR which term shall mean and include his/her heirs, successors & legal representatives of one part

Mr.__________, aged around __ years S/o __ , Residing presently at ________ working at <Company
Address> Hereinafter called as TENANT/LESSEES of the other part (which term shall mean and include
their legal heirs, executors, representatives, administrators and assigns)

Whereas the OWNER is the absolute OWNER of the schedule premises situated at Flat # 301 , 3 rd Floor,
XS Real Catalunya City, Siruseri, Chennai-600130 which is more fully described in the schedule hereunder
and hereinafter referred to as scheduled property.

Whereas the TENANT who is in need of an accommodation, has approached and requested the owner
to let out the said premises on a monthly rental basis and the OWNER hereby agrees to do so under the
following terms and conditions

NOW THIS PRESENT WITNESSETH AND PARTIES HEREBY AGREE AS PER FOLLOWING AGREEMENT

1) The TENANT has agreed to give a monthly rent of Rs. 15,000 (Rupees Fifteen Thousand only)
including monthly maintenance charges to the Association of the apartment. The tenancy month
will be the English calendar month and the rent for each month shall be paid on or before 5 th of
every succeeding month and shall be paid by the tenant regularly and punctually without any
delay or default.

2) The TENANT has agreed and given a sum of Rs. 50,000 (Rupees Fifty thousand only) by online
NEFT transaction no __________ Via <Bank Name & Address> to the OWNER as security deposit
and the owner hereby agree to refund the said amount free from interest at the time of the
TENANT vacating and delivering the said premises in the same condition in which it was let-out
or on termination of this agreement and after lawful deduction like arrears of electricity charges
and damage painting charges or any other damages/ dues payable by the TENANT to the
OWNER.

3) This agreement shall be in force for a period of 11 (Eleven) months from __-05-2018. However
the same could be renewed for a further period by mutual consent. If the tenant continuing for a
further period hereby agrees to pay a higher rent with minimum of 8% over the last rent paid
including the maintenance charges. In consideration of the security deposit given and the rents
reserved the TENANT is put into peaceful possession and occupation of the schedule premises
and the TENANT is hereby entitled to use the said premises for the purpose for which it has been
mutually agreed upon by and between parties hereto and shall not use the same for any
offensive or illegal trade/ business/ activities etc., punishable under law. And also shall not stock
any inflammable/ Explosive/ Harmful material in the said premises.

The TENANT hereby agrees with the OWNER to:

a) The TENANT shall pay the consumed electricity charges separately as per bill to the concerned
department (TNEB) every month without any arrears, if there are any arrears at the time of vacating the
premises the same will be deducted from the security deposit.

b) Keep and maintain the said premises / fixtures/ fittings/ Wood works clean and in good tenantable
condition without causing damages in whatsoever manner not shall make any structural addition or
alterations to the said premises. If any damages are caused the same will be replaced by the lessee or
the said amount will be deducted from the advance.

c) Use the said premises without causing any nuisance to others and other users of the schedule
property of which the said premises is a portion.

d) Not to sub-let or under-let or in any way parts with the possession of sell the tenancy to any third
person/party in whatsoever manner.

e)If the TENANT commits any default to pay the rent regularly on due dates or commit any default to
observe or perform any of the terms here to agreed, then the OWNER hereby reserves the right to
terminate the tenancy hereto granted and take over possession of the said premises.

f) At the time of vacating in case if the paint damaged the TENANT shall pay the painting charges or get
the house painted at actuals.

g) The TENANT shall use the premises for Residential purpose only.

h) The OWNER or his/her authorized agent is entitled to inspect the house at any reasonable hours with
prior intimation.

i) Either party shall give One month notice in advance for termination of this agreement.

SCHEDULE

A portion of residential premises situated at at Flat # 301 , 3 rd Floor, consisting of Hall, Kitchen, 3 Bed
Rooms (2 Master Bedroom, 1 Children Bedroom) and 2 attached Bath Rooms consisting of Wooded
Wardrobes in all the 3 bed rooms, Hall, Dinning area, Modular Kitchen furnished with chimney and
woodwork, Wooden & Glass Crockery show case in kitchen. 1 Balcony attached to hall, Kitchen
respectively. Parking space in ground floor marked as # __. With fittings like ceiling fans – 5 Nos, CFL – 5
Nos, Tube lights 6 Nos.

In witness whereof the OWNER and TENANT have signed this Rental Agreement in the presence of the
following witnesses on the day month and year first above mentioned. Witness:
