EXTRAJUDICIAL SETTLEMENT OF ESTATE OF THE LATE FELIX MOHAHEXA WITH

DEED OF ABSOLUTE SALE

KNOW ALL MEN BY THESE PRESENTS:

This EXTRAJUDICIAL SETTLEMENT OF ESTATE OF THE LATE FELIX WITH DEED OF


ABSOLUTE SALE , is made and entered into by and among :

NENITA, of legal age, Filipino married to Remy O. Buelva and residents of


Barangay San Vicente Sur, Iriga City;

MANUEL, of legal age, Filipino, widow, with resident and postal address at
Barangay San Antonio, Buhi, Camarines Sur;

WITNESSETH
That the above named parties, are the legitimate children and heirs of the late
FELIX who died on _____________ at San Vicente Sur, Iriga City without any Will or
Testament;

That said deceased , at the time of his death left a parcel of real property
situated at Barangay San Vicente Sur, Iriga City and more particularly described as follows, to
wit:

“A parcel of agricultural land designated as Cadastral Lot No. 18XX2 with an


area of FOUR HUNDRED FIFTY SIX (456) Square Meters, more or less, bounded on
the North by Lot 5621- Florencio Inocentes ; on the East by Lot No. 56X23-
Godofredo Nacario; on the South by Lot No. 5622 – Virginia Veras Saculo and on
the West by Road, declared for taxation purposes in the name of Felix Molina
under Tax Declaration No. 2006-028-NXXXX0490 ”

That no personal properties are involved in this Extrajudicial Settlement of Estate


with Deed of Absolute Sale;

That to the best knowledge and information of the parties hereto, the said
deceased left no debts;

That we, the heirs of the decedent , both of legal age, with full capacity to
contract pursuant to Rule 74 of the Revised Rules of Court of the Philippines , do hereby by
these presents agree to divide and adjudicate unto ourselves, the above described real estate
in equal share;

That FURTHER, I MANUEL, for and in consideration of the sum of FIFTEEN


THOUSAND PESOS (P15,000.00), Philippine Currency, in hand paid to me in full satisfaction
and acknowledged having received from my sister, NENITA, do hereby SELL , CEDE, TRANSFER
and CONVEY in a manner absolute and irrevocable unto the said NENITA, her heirs,
successors, and assigns, my share in the above described parcel of real property together with
the existing improvements thereon and that I hereby warrant to defend this sale and
conveyance against the lawful claims of any and all persons whomsoever;
That we hereby affirm that we have executed this instrument of our own free
will, without force, intimidation or violence upon our person and that we have received our
just and proper share and have no more claim or demand against each other.
