RENT AGREEMENT

THIS RENT AGREEMENT MADE ON THIS 29th DAY OF JULY 2019 AT


MUDABIDRI.

Hereinafter called the “LESSOR” of one part;

AND

MR. NITHIN SUNDARA POOJARY


Aged about 37 Years,
S/o Sundara S Poojary
Aged about 36 Years

Hereinafter called the “LESSEE” of other part;

WHEREAS the LESSOR is the owner in possession of the SHOP ROOM


Premises more fully described in the schedule here below ( hereinafter referred to
as schedule property), WHEREAS the Lessor has agreed to lease out the schedule
property in favour of the LESSEE and the LESSEE have agreed to take it on lease
subject to the terms and conditions set forth here below;-

1. The LESSOR demises to the LESSEE all that piece and parcel of the shop room
premises for the purpose business described in the schedule here below to have
and to hold the same, to the LESSEE for the period of 11 months commencing
from 29th July 2019 and ending by the end of 28th June 2020.

2. The LESSE should pay rent of Rs. 4,000/- ( Rupees Four Thousand only) per
month by the end of every tenancy month which shall correspond to the English
Calendar Month.

3. The LESSEE has already paid Rs. 50,000- (Rupees Fifty Thousand Only) to
the LESSOR as security deposit in respect of the lease of scheduled property.
The said security deposit shall be returned to the LESSEE at the time of surrender
of schedule property to the LESSOR after adjustment of outstanding dues, if any
towards the second party at the time of vacating the said Shop premises and the
said security deposit shall not carry any interest.

4. If any party intends to put an end to the leases, they shall issue three months prior
notice to the other party.

5. If the LESSEE fails to pay the monthly rental as stipulated above, they shall issue
Two prior notice to the other party.

6. If the LESSEE fails to pay the monthly rental as stipulated above, he shall liable
for eviction without any notice, besides the being liable to pay 20% interest on
arrears of rent.

7. The LESSOR is laible to pay building to the concerned authority.

8. The LESSEE herby enters into following covenants with the LESSOR
a) LESSEE shall not commit any act of waste or Damage in the demised
premises.
b) LESSEE shall not sublet, transfer, or assign his interest in the demised
premises or any portion thereof.
c) LESSEE shall not make any material alterations, additions, extensions, to
the demised premises without the written consent off the LESSOR.
d) LESSEE shall not use the premises for any illegal, unlawful or immoral
purposes.
e) LESSE shall pay the electricity consumption charges to the concerned
authorities regularly.
f) He shall permit the LESSOR to enter and inspect the premises for the
purpose of repairs and maintenance.

UNLESS the context otherwise requires and so long as the lease subsists,
the expression LESSOR and LESSEE shall include their respective
representatives, agents, heirs, administrators, executors and assigns.
