The Buyers’ Agent acknowledges herewith, that the PROPERTY and the OWNER of the property was
introduced by the Listing Agent to the Buyers’ Agent and that the Listing Agent is therefore entitled
to _____________ % of the professional fee if the Buyers’ Agent is the effective cause of a sale of
this property.

The Buyers’ Agent undertakes not to do the following without the explicit consent of the Listing
Agent

 contact the seller or his or her representatives


 visit the property or arrange viewing of the property with or without prospective buyers
 negotiate with the seller a potential Offer to Purchase or a Mandate to Sell
 disclose the address of the property or the details of the seller to any other Estate Agent
 do anything that effects the confidential nature of this relationship between the parties
negatively
