DEED OF TRANSFER OF RIGHTS WITH ASSUMPTION OF

OBLIGATION

KNOW ALL MEN BY THESE PRESENTS:

This Deed of Transfer of Rights with Assumption of Obligation made and

executed this _________day of __________, 2019, by and between:

________________married to _______________________, both of legal

age, Filipinos and with residence address at
__________________________, hereinafter collectively referred to as
“TRANSFEROR”;

and

_________________________, of legal age, single, Filipino and with

residence address at _______________________, hereinafter referred to as
“TRANSFEREE”;

WITNESSETH: That -

WHEREAS, the TRANSFEROR has acquired all rights and interest to

condominium unit ____________________with an area of _____________________m.

NOW, THEREFORE, far and in consideration of the sum of (Total Contract

Price) _________________________ Philippine Currency, the TRANSFEROR hereby
cedes, transfers, assigns, and conveys unto the TRANSFEREE, their heirs, successors,
and assigns any of all their rights and interests, pursuant to the Option Agreement, in
an absolute and irrevocable manner.

TRANSFEREE hereby agrees to assume and comply fully with all the
obligations of the TRANSFEROR under the aforesaid Option Agreement including
payments of utilities such as water, electric bill, and the like consequent to use and
possession of said condominium unit. TRANSFEREE further undertakes to comply
with all the restrictions imposed on the unit subject hereof by the Condominium
Corporation of the Project.

Upon full payment of the total consideration under this deed, evidenced by
either the written acknowledgement of such fact by TRANSFEROR or such other proof
of the encashment of all issued checks, this deed shall considered as a Deed of
Absolute Transfer of Rights over said condominium unit to and in favor of
TRANSFEREE for all legal intents and purposes. The TRANSFEROR further
undertakes to execute and deliver to TRANSFEREE any and all such documents and
papers necessary and convenient to effect transfer of ownership in favor of
TRANSFEREE over said condominium unit as may be required under the terms of the
aforesaid Option Agreement;

 It is understood however, that all the consequential expenses for said transfer of
ownership documentary stamp, and such other fees, shall be borne by the
TRANSFEREE.

IN WITNESS WHEREOF, the parties hereto have affixed their signatures

This instrument refers to a Deed of Transfer of Rights with Assumption of

Obligation which consists of three (3) pages, including the page on which this
acknowledgment is written, each and every page of which having been signed by the
parties hereto and their witnesses on the left margin, and sealed with my notarial seal.
