Before signing your lease…………


 Call or email at least two weeks prior to your move date to set up an appointment to sign your lease.
 Allow a minimum of 30-45 minutes for your lease signing appointment.
 Obtain a cashier’s check or money order in the amount of your move in balance. Your balance is due upon
signing your lease. The balance consists of the first month’s rent (or pro-rata if applicable), security deposit,
less any previous paid deposits. We will only accept a cashier’s check or money order for this cost.
 Arrange for all lessees/guarantors to be present at the lease signing. We cannot release the keys until all lessees/guarantors have
signed, the move in balance is paid in full, and proof of renter’s insurance and utility billing is provided.
GreenBrier Apartments
 Proof of Renter’s Insurance with a minimum of $100,000 in personal liability coverage. _______________ has
partnered with ePremium insurance and you can easily set up a policy at www.epremiuminsurance.com.
You may also seek out insurance with any company of your choice, but ensure that the Community is listed as an “Alternate Insured
Party”.
Regarding your deposit………..
Your $250.00 deposit will………..
 Hold the apartment you have selected for up to 30 days from the date the application and deposit was left to reserve the apartment.
 Be credited to your security deposit upon move-in.
 Be eligible for a refund within 48 hours of application signing only
(specific apartment only; Reservation List applications refer to Reservation List form).

Regarding your application fee………..


 The application fee is $60.00 per applicant.
 The application fee is to be left in addition to the $250.00 deposit.
 The application fee is non-refundable.
Credit references……….
From the information you provide on your application, and with the proof of income you have provided*, we will obtain a “Rental
Score” from Core Logic Rental Property Solutions, LLC. Applications are approved ($500), conditionally approved (at one, or one and
a half times the monthly rent), and/or declined based on the Rental Scoring provided by Core Logic.
Rental scoring systems assign points to certain factors identified as having a statistical correlation to future financial lease performance.
Your rental score results from a mathematical analysis of information found in your credit report, application, and previous rental history.
Such information may include your bill paying history. The number and type of accounts you have, collection actions, outstanding debt,
income, and the number of inquiries in you consumer report.

*Proof of income will be verified by you providing your 3 most recent paycheck stubs, a job offer letter on company letterhead verifying
what your salary will be, (if self employed) your last two years of applicant’s tax returns, and statements from the Social Security
Administration, pensions or retirements. Liquid Assets and other income will be verified using our verification forms.
In order to process and approve your application for residency, we must be provided with one or more of the above
mentioned proofs of income.

You may contact DTE Energy online to transfer the electricity services into your name at the address below. On occasion, the service
transfer request is not accepted online. If this is the case, you may have to contact DTE Energy to have the electricity services transferred
to your name in person. Please record the confirmation number given to you from DTE Energy, and be prepared to provide these numbers
at your lease signing appointment. Please remember to notify the utility companies to have service shut off from your previous address.
