ROW and Land Acquisition Cost

ROW Cost consists of land acquisition and compensation cost.

Land acquisition cost – the land area to be acquired for the project was estimated by multiplying the
width of ROW by the road length where to be acquired. The width of ROW is basically assumed as below
based on typical cross section.

At grad road section: W = 40.0 m (urban) – 60 m (rural)

Viaduct section: W = 20.5 m (standard) – 35 m (ramp section)

Unit cost of land acquisition was estimated as shown in Table XX in consideration of current zonal
valuation.

Table XX. Unit Cost of Land Acquisition

Type of Land Unit Price (Php/m²)
Agricultural Area 200
Residential Area out of Metro Manila 300
Residential Area in Metro Manila 4,000 – 8,000
Commercial Area 10,000 – 30,000

Compensation cost – compensation cost for the affected buildings was estimated by multiplying floor
area (m²) by unit cost (Php/ m²) for each affected buildings. The unit cost of floor area is shown in Table
XX.

Table XX. Unit Cost of Compensation for Buildings

Structure Description Estimated Cost Range (Php/m²)
Light materials 2,000 – 5,000

Operation and Maintenance (O & M) Cost

In estimating O & M cost, data from the summary of project cost excluding price escalation was used as
reference.

figures will be revised once the RAP has commenced and the details and data have been updated during
the Detailed Engineering Stage.
