This is to confirm that we have sold Flat No. A-20 in building called SHREE TIRUMALA COMPLEX
APARTMENT situated at Survey No.100/1 to 12/3 out of which Plot No. 12+13+14+15 to MR.
SUNILKUMAR HIRALAL PINGALE for a total consideration of Rs. 23,10,000/- (Rupees Twenty-three Lakh
Ten Thousand Only) under an agreement dated - 10.07.2014

We confirm that we have obtained necessary permission/approval/sanction for all the concerned
competent authorities and the of the flat is accordance with the approved plans. construction of the sald
building from construction of the building as well We have not made any subdivisions in the flat after the
plans have been approved by the Municipal Corporation. The flat plan. meant for residential purpose as
per the sanctioned We certify that We have not obtained any construction finance from any financial
Institution. We assure that the said flat as well as the said building and the land appurtenant there to are
not subject to any encumbrance, charge or liability of any kind whatsoever, except that the purchaser
has obtaln housing loan on this flat taken form HDFC Ltd. We have a clear, legal and marketable title to
the said property and every part thereof. MR. SUNILKUMAR HIRALAL PINGALE has sold the said flat to
MR. BALAJI VDAYKUMAR KAMBALE and We have no objection to your giving a loan to the MR. BALAJI
VIDAYKUMAR KAMBALE and his/her/their mortgaging the said flat to you by way of security for
repayment, notwithstanding anything to the contrary in the above agreement subject to closer of earlier
housing loan taken by MR. SUNILKUMAR HIRALAL PINGALE from HDFC Ltd. We will not cancel the above
agreement without prior written consent of HDFC Ltd. We also undertake to fulfil the following: 1.
Obtain completion certificate for the building from competent authority at the earliest and submit a
copy of the same to HDFC Ltd. 2. Inform and give proper notice to the Co Operative Housing
Society/Association of Apartments/ Body corporate as and when tormed about the above flat being
mortgaged in favour of HDFC Ltd.
