Dear Mr. Bartolome,

RE: DEMAND TO VACATE

I refer to your Letter dated November 10, 2015, sent through your counsel demanding
me to vacate from the premises of the property located at 54 General Atienza Street,
San Antonio, Pasig City.

I wish to bring to your attention that circumstances surrounding the demand letter to
vacate suggest that it is invalid. There are no grounds for you to serve a notice to
vacate on me since I am the sole heir of my mother, Daniela Cardinal Mondragon, the
registered lawful owner of the titled parcel of land mentioned. This land was inherited
by my mother from her father, Mr. Arturo Cardinal, which was later registered under
her name in the Registry of Deeds on December 15, 1990 with TCT No. 057-T-81513.
Since 1985 up to the present time, my family has always been in possession of the
subject property, being the lawful owner thereof. For these reasons, I will not be
vacating the property.
